Buyers Market Update in Gainesville & Alachua County

It's a great time to be a BUYER in Gainesville.  We have all been so bombarded with negative media coverage about a slow real estate market, record foreclosures, and bad press etc.  But, I am on my "soap box" and screaming that it's a great time to be a buyer!!  Can you all hear me?  Real estate professionals need to be advising all their clients that this is a great "buyer market".

Do you know anyone that would like to be in a new home for Thanksgiving or Christmas?  Now is the time to get looking!  Gainesville and Alachua County surrounding communities have so much to offer.  Yes, our inventory of homes & condos for sale is higher than before - our market has adjusted, and is on the upswing! Let's get looking!

 I do my best to keep my selling clients up-to-date on our market here, and to put their best foot forward in terms of pricing and incentives.   For example, I have a fabulous Hailey Gardenscondo on the market at a dynamite price and a buyer incentive of $4,000.  This 2 BR/ 2.5 Bath condo is in move-in condition and competitively priced.   If you want a large family pool home with location close to UF - then check out this listing in Landmark Woods.   Perhaps you want a great "family community" in the west side of Alachua?  Then you will want to see this beautiful brick home  in County Way, or a one-acre home in Newberry Hills.  If you are looking for a private, luxury estate home, please view this home in Stonegate!

Well that's a summary of some of my personal listings - so now a bit about our total market here in the Gainesville-Alachua County MLS and Board of Realtors. As of today, there are currently over 2,700 single family homes for sale AND over 1,100 condo/town-homes on the MLS database.  It's a great time to buy.

Hi Joe - I agree with you so, so much.   I guess you are standing on your "soap box" in Marion county also.  I am going to subscribe to your blog.....and subscribe to mine also..... we can keep tabs on us being "good neighbors".   I am not in the Marion County MLS, so I will send you my referrals wanting to be there!
