There are currently 16 properties for sale within the combined areas of Forest Lakes North and South, 14 of these are single family detached homes.
With a total of 1400+ homes and 5000 residents, this number is fairly small.
However, because of the season, and the economic downturn, market times have increased while sales prices have decreased.
The prices of the 14 detached single family homes range from $249,900 to $549,000
With the Average List Price = $385,679
The Average Days on Market is currently 137 days.
Average Price per square foot is $158
Since July 1st of this year, 27 properties have sold, 19 of these being single family detached houses.
The prices of the 19 detached single family homes ranged from $215,000 to $580,000
With the Average List Price = $351,053
The Average Days on Market was 58 days.
Average Price per square foot was $145
There were 12 homes either withdrawn voluntarily off the market (8), or just expired and unsold (4).
Prices of these unsold properties ranged from $219,000 to $499,000
Average List Price was $372,875

So, the average price has gone up, as has the average price per square foot AND the market time.
Pretty easy to see that many of these homes currently on the market will still be for sale come the new year unless sellers lower their prices.
