She wanted me to show her houses. She's not buying, she's not approved and she's not looking for herself, but for her sister's friend. And no, she's not a Realtor.

Realtors are very reluctant to show houses to friends, lovers, buddies and co-workers of a buyer. The actual BUYER is the one we want to meet.

The 3rd party member might be respected and trusted by the buyer, but they aren't the buyer. Here's why we usually don't show most 3rd party members.

 

1. We don't trust all the public. In a world of scams, shams and swindlers we have to ensure that we're dealing with people who are who they say they are. We don't need or want a stunt double or "go between."

2. The 3rd party member only THINKS they know what the REAL buyer wants. We truly aren't interested in helping a 3rd party member window shop. *We aren't paid a salary to show homes.*

3. A REAL buyer will call a Realtor themselves. If they are TOO BUSY then they need to call when they aren't too busy. They need to develop a rapport with an agent that they can trust as the go between isn't going to be representing them during the home purchase.

4. A go between often says.. "approval is no problem." But they never have the pre-approval letter on behalf of the actual buyer.

5. Realtors don't like buyers who shroud themselves in secrecy or those that hide behind curtains. We deal with enough obstacles during the process. This cat and mouse game isn't worth our time.

 

Most productive agents are selective who they work with. This is why they are productive. They have streamlined their business to work with buyers who are serious, able and willing.

 

Sending your aunt to drive all over town yanking flyers is a mistake. Just because you told her you wanted a "nice 3-2-2 under 250k with nice a kitchen and an open floor-plan" doesn't mean she's going to find the home for you. In fact, I've never heard someone say.. "Don't you love my house? My Brothers Uncle found it for us while driving around."

Agents have to jump through hoops for clients. And buyers will have to jump through hoops too. They'll have to get pre-approved and in most cases, go with traffic, not against it. If you want to streamline your buying process then establish agency with a buyers agent. Let him go "looking" for you. It's not a problem for an agent to do this. They don't mind so long as you are SERIOUS about buying.

People that are not serious hold off getting approved. They usually do not contact an agent until they are serious about looking. They often assume the listing agent is "just around the corner to unlock the door."

 

Agents don't have sirens and special powers to teleport themselves at a moments notice:

Go Between's also view homes with their OWN set of eyes. They see things THEY DON'T like FOR THE BUYER. This is unproductive and not in the best interest of the seller or the actual buyer.

If you are serious about buying a home then you almost always make sure YOU are the one who picks it out anyways.

Post makes some very good points.  I especially like the one about agents teleporting themselves... so funny.
