Isn't this NEW listing just a Re-list? Home for sale

A friend asked me the other day if this sounded like a good idea. The agent listing their home wanted to take it off of the MLS for 2-3 months through the winter and then re-list it again in the spring. The logic being two fold. There aren't many buyers in the winter months in Michigan and the listing would then show up as a NEW listing.   

My first thought was, wouldn't any smart buyer recognize that they viewed this house in the winter and then saw it again in the spring? Would they then be questioning what's wrong with this new/old listing? Would they want to see it again?

Yes, there may be more new buyers in the spring to appeal to and this listing would be new to them. But it just didn't sound right to me. I am not a Real Estate agent, I am an investor so I couldn't say if this  a common practice or not. I suggested that they discuss this further with the listing agent and maybe call a couple of other agents just to make certain that this is acceptable.

Is this a common practice?

Thanks Craig for the post. Of course it is a re-list. Our MLS would categorize it as NEW but when you look at the days on the market section, it would count the days it was previously on the market so you know it was previously listed.

Many people don't understand that everything is sellable when priced right. So they come up with all kinds of crazy ideas to try to sell it instead of put the right price on it.

Re-list, new list it doesn't matter what it's called. When it's finally priced right it will sell. The same buyer who saw it 6 months ago may come back and buy it at the right price.

Daniel, I agree. If the "price is right' it will sell.

Mitchell, what's in a name? It is still the same house.

Craig, It's not a serious/motivated seller if they can wait 2/3 months with no activity rather than reduce the price.

Hi Craig,  This strategy is meant to get that listing back to the top of the " New Listings " category hopeing more agents will give it a look.  In all fairness, I have an out of state seller who will only list when she is here in Fort Myers Beach.

Bill,  another startegy, a price reduction, would not show as a new listing but could generate interest as a change in price listing
