Getting The Contract Done - A Great App!

When I was a Broker in the metropolitan area of New York State our real estate contracts were handled by attorney's. We would negotiate the terms of the deal, we would guide the buyer through the inspection process working out all of the issues helping them decide what they would or wouldn't want remedied, renegotiating the contract as needed. When everything was done we would over the the terms of the deal and what had been agreed to to the attorney for the buyer and the attorney for the seller. The seller's attorney would issue the contract and the buyer would go to their attorney's office and go over the contract and have everything explained to them and sign, attach a check for 5 or 10% and return it for the seller's signature.
In Louisiana the Real Estate Agents, Associate Brokers, and Salespeople prepare the contract which is a 7 page document issued by the Louisiana Real Estate Commission. It is concise and thorough and clear for the consumers. There are some changes recently approved and on January 1, 2011 there will be certain approved changes which I have to go read and digest. The good news is that I have now been here long enough that I will understand the changes when I read them.
I recently had a contract signed by a buyer. This buyer is traveling for the next few weeks and there was another document that needed signed and while when my buyer gets to her destination she will have a computer right now we are working on our iPhones. She could not find a fax machine and we could not use Docusign so we used an app named JotNotPro which you can find at the iTunes store. With this app my buyer could take a picture of the document she signed and adjust the size on this app so that when it was emailed to me the document came through full size. The document came through clear, readable and because of the flash on the camera well lit so that it was clearly readable.
I have an ongoing debate with a friend as to which system of doing contracts is better and I am not sure yet but I do know that the attorney's I knew in New York would have waited for my buyer to return to finalize the deal and that having a real estate Broker/Agent doing the contract and thinking outside the box will enable a quicker closing.
