Winter is throwing its early blanket of grim gray skies, sheets of snow squalls, and tricky driving conditions at us. Holiday shopping traffic, already nuts, is all the more threatening as a result. BUT we are doing Open Houses in the midst of it!
Why you may say. I know there is an ongoing debate amongst Agents here on Active Rain and elsewhere, and amongst our clients as well. But the simple truth is that an occasional, well marketed Open House, will indeed generate some traffic.
OK - all the other stars need to be aligned as well - the house must be well priced and in good showing condition. And it is probably best if the local pro football team isn't playing on a Sunday afternoon - we are in STEELER country after all!
But the stars do line up well today so we have 3 homes Open. Who will come? Who will trade the fun of Holiday shopping to go see homes for sale? Who will brave the blustery chill, and the blowing snow?
I believe it will be serious Buyers. It will be those for whom acquiring a new home is not a fleeting whim but rather a necessity. It will be those who want a last chance to complete a purchase before the economic uncertainty of the new year. We probably won't see a lot of folks today - but those who do come out will likely not be casual tire-kickers.
And yes, if we are lucky, we might acquire a new client. That is always a reward for the Agent who works the Open House seriously and with focus. So we think the Opens this weekend have potential for our Sellers, for active Buyers and for ourselves. It's worth 3 hours of our afternoon to pursue the potential.
