I am taking Jennifer Prestwich's challenge of doing 31 one things in 31 days.
Are you up for a Challenge? 31 Days of December Challenge
What do you have to do? Do 1 thing per day that would further your business. This might be a blog post, Facebook note, tweet, text, phone call or email. It could be a newsletter, event, or postcard. In my opinion, you should be doing this many times a day, besides your normal business, if it were showing homes or doing mortgage applications. Keeping in front of people daily is marketing and branding. But in my opinion, don't spam yourself, do it naturally and genuinely.
Day 3 - 12/3/10
I received a potential client a few days ago who is trying to purchase a home in Florida. We can do loans in Florida, but time is of the essence. I needed someone in Florida that I know is extremely good. This borrower started a mortgage application with another lender in the middle of September and were suppose to close at the end of October. They are doing a USDA loan. Well, they had to postpone the closing for the end of November. It didn't happen and the loan officer told the borrowers that they were denied by USDA. I advised them not to even talk to this loan officer again and let me help them. I heard to many red flags when I screened her and this kind of crap is sad. I referred them to my friend Gerry Suarez and actually had the borrowers share the credit report with me so I can help all that are involved. Ps... this house was appraised at $187,000 and is being purchased for $87,000 and is owned by Freddie. So we are hoping to get another extension.
Day 4 - 12/4/10
At 12:05 am, I had dreams of contacting borrowers. Does this count? lol Seriously, I followed up with a few past clients around 11 am that were once interested in purchasing a home who had contacted me from my web site. I am helping one of them clean up their credit to buy and the other one is still looking at homes since August. They were worried because her husband just changed jobs and I assured them that they would be okay. After I was done, I was off to the Philadelphia Flyers game at 1 pm with an old college buddy.
Day 5 - 12/5/10
Today I wrote a blog post, Red Flags that consumers should be aware of on The FHA Expert site. Please don't hesitate to tweet this one or like it on your Facebook page. It would be much appreciative, considering that I think consumers need to know some of these warnings. thanks
