Buy a Home in Sharon, MA, Sell a Home in Sharon, MA, Live in Sharon, MA!

In Massachusetts, all real estate licensees are required to present the Mandatory Licensee Consumer Relationship Disclosure form to a consumer at the first personal meeting to discuss a specific property. You will be asked to sign this form to indicate that this disclosure form was presented to you. The form explains that the Licensee (the real estate agent) can represent you as a Seller's Agent, a Buyer's Agent, or assist you as a facilitator. The purpose of the form is to make sure that you, the consumer, clearly understand the representation you will have.

The form goes on to say that whether you are a buyer or a seller you can choose to have the advice, assistance and representation of your own agent who works for you. Do not assume that a real estate agent works solely for you unless you have an agreement for that relationship.

peopleThis brings me to an important point. When we start our working relationship, we'll spend quite a bit of time talking about the type of home you hope to buy, your price range, the style, location, and features that you really need and want. I'll have a good sense of what's really important to you including your time frame, whether you need to sell a home before you can buy, why you're moving, and much more. I'll give you a special brochure that I've prepared for my clients that explains the process of buying a home in Massachusetts, and the time-line from pre-approval to the closing.

Along with presenting the Mandatory Licensee Consumer Relationship Disclosure form, I'll also give you the Buyer's Representation Agreement. This is the agreement which enables you to have representation in the purchase of a property. We'll discuss the types of activities that you authorize me to take on your behalf. At all times, I will give you my undivided loyalty, maintain your confidentiality and be 100% committed to putting your house key chaininterests first, and negotiating for the best price and terms when you find the property you want to purchase. 

The agreement also identifies that I will be paid the commission offered in the Multiple Listing Service from the listing agent who represents the sellers. You will also have the opportunity to determine whether you will want me to represent you if the property that interests you is not listed in the Multiple Listing Service, or is for sale by owner, or is a property not currently on the market, and how that commission is paid.

When you are driving down the street and see a "For Sale" sign, if you call the listing agent representing the seller, you'll be able to tell them immediately that you have representation from me. If you stop in at an Open House, you'll be able to sign in and indicate that I'm representing you in the purchase of real estate.
