Whats Active In is a selection of active listings available for sale now, reviewed and analyzed by licensed real estate agent Frederic Din in Imperial County, California.  

The purpose of "Whats Active" is to help provide some additional insight to the home buyer regarding the current market and current active listings in select cities through the Imperial Valley (Imperial County).

This "Whats Active In" covers homes in El Centro in the $150,000 to $200,000 price range.  

Typically homes in this price range are going to be over 1,400 square feet and up to 3,100sf, and will be a newer built or custom type home, or one with a large lot etc, in todays market.

Property listing prices appears to be relatively reasonable given the current market. Here are some additional observations and insights from my perspective as a REALTOR(r).  I perform about 100 Broker price opinions (BPOs) and valuations reports (similar to appraisals) for corporate and home owner clients each month.  

All of the Whats Active In properties in this group are newer homes built within the last 6 years, except the home on Meloland Rd which is a country property on nearly 9 acres.  

All of the homes are short sales, except Countryside and Whitney Way.  A Short sale means the seller of the home typically owes more than the current value of the home, as they need to "short" the bank form the full payoff of the mortgage.    

The best overall value for the money is the home on Countryside Dr in Countryside Estates in southern El Centro,  making it a great buy under $87/sf.  This community also boasts a great community park, walking paths and quiet living.

If you want the largest bang for your buck, the short sale home on Riverview in Buena Vista is the home to choose with a tremendous 2,700sf floor plan its the least expensive at just over $66/sf and nominal CFD taxes in this newer neighborhood in southern El Centro.  

Both bank owned/REO listings are in highly desirable areas and the Countryside home is priced well, however Whitney Way seems to be a bit overpriced as it was reduced from $229,900 back in October 2010 to the current price of just under $200,000.  

The short sale listings of the bunch offer some great bargains and can be reviewed individually if you are interested in more information.
