Setting Your Asking Price

Deciding on a price is never easy when listing your home.  A Realtor® is only able to give the seller a price by comparison and a general feeling for the market but we are not fortune tellers. 

The seller may think that their home is wonderful and the best home on the market, but remember, it is the buyer that sets the price.  If they don't feel the home is worth the money, the seller will not get an offer.  Most buyers will come in at a lower price to start with but don't want to come in at too low a price and insult the seller, so it is very important not to overprice your home from the start.Garden 

Consider your own needs.  Are you in a hurry to sell?  If so, price your home one or two percent lower than other similar homes that are for sale.  Is there a minimum price you can accept?  If you have the luxury of time you will have more leverage, but remember a house that stays on the market too long, decreases in perceived value.

Yes I think it is important to remember that Buyers are buying a house while sellers are selling their home. Buyers don't have the emotional attachement to the property that the sellers do and helping sellers see this always helps!
