Nice looking house on what appears to be a great lot.   I am wondering if you have considered a listing inspection on it.   I have found that these old houses, especially in this time frame, often have common problems which when seen by potential buyers can unnecessarily keep them away.   A listing inspection builds confidence of the buyer that a professional has gone over the place with a fine tooth comb.
