No Work Undone Before Closing

Contracted Executed - Signed, Sealed and Delivered. Now Inspections ordered - Inspections complete -

Buyer accepts the property AS-IS and on to the title company the contract goes -

Title Inspections - Lien Searches - Ouch - Open Permit!

What is it? A 2006 failed final roof inspection...

Seller can't go to the City Building Inspection Department - Realtor goes...

Realtor explains the situation to the building inspector - building inspector explains that the roof must be re-inspected - but warns that if inspected and items still unresolved will cost another $250 in fines and re-inspection fees -

Realtor calls a roofing company - roofer agrees to go to the property and inspect the roof - calls realtor and said everything is approved - realtor sighs a sigh of relief...thank you for the favor -

Realtor goes back to the city building inspector and pays $80.00 for the final inspection - realtor asks the chief inspector for a favor - please go to the property today - closing tomorrow.

Inspector calls realtor crazy - and walks away laughing -

Realtor shouts yes I am crazy - and you can join me if you want? 

Inspector turns around and says "I will meet you at the property in an hour - but have a ladder waiting for him - a stretch ladder extending three feet above the roof line."

Realtor states, "Where am I going to find a ladder that stretches twenty feet in an hour?" "I have many tricks in my pocket, but a ladder is not one of them!"

Building Inspector responds, "That's city code!"

Realtor responds with a word that cannot be printed for the public!

Realtor calls seller but seller cannot be at the property at that time - but states that there should be a ladder somewhere at the property.

Realtor gets to the property - looks in the garage - around the house - yes, ladder on the side of house!

Realtor places ladder upright on the side of the house - extending the ladder three feet above the roof line.

Building Inspector arrives on time - sees the ladder - climbs the ladder - comes down ten minutes later with a thumbs up!

Realtor thanks the building inspector for the favor of same day inspection -

Closing still scheduled for tomorrow at 1:00 pm.

I just suggested to a would-be client that we have an inspection done on his property BEFORE he leaves the area as he wants to hold it for long-term investment...I've never done this before and I suspect this may become the norm for properties that owners are currently living in.
