Beware Big Banks!

As a Realtor in Austin Tx, I am often asked, especially from first time homeowners, where to go to get their mortgage.  In this recent tougher environment for mortgage lending, I would recommend that you stay away from Big Banks. The reason is that we are seeing a very slow turnaround with the Big Banks, while mortgage brokers are managing to get their deals through underwriting much quicker.  Not closing on time can mean the differnece between getting the home or having the seller get frustrated and take either a back-up offer or just put the house back on the market. It recently happened...my seller got frustrated because the buyer could not close on the date listed in the contract....we had a back-up offer that he decided to take and the first buyers lost out on the home.

Every good Realtor has a list of mortgage brokers that they know can get the job done efficiently while being competitively priced. There is enough stress when buying a home...save yourself some trouble and avoid the Big Banks!

Pretty broad statement on lender selection. I'd prefer to see your recommendations rather than an industry bashing.

I couldn't agree with you more.  But then again, being a Loan Officer at a local Banker/Broker shop I'm a little biased!  I have a few friends that work at a couple different national lenders and not only are their turn times really slow, but their criteria is limited.  Many national lenders have stringent credit score requirements and offer no flexibility to programs.  Brokers have the ability to utilize different investors/lenders and if a quick close is necessary, have the option to choose a lender that has faster turn times.  Great post Betsy!

Thanks Roy & James for your comments. As a former banker myself, I think it is important that a business deliver on what it promises to do. My sentiment with the Mega bank is actually shared by many of my colleagues. Perhaps a bit of consumer displeasure will make the Mega Bank wake up and take notice. My job is to get real estate closed for both buyers and sellers and I need professionals that respond in a professioanl and timely manner.  Recently a Mega bank told me they did not have enough underwriters and they couldn't find any to hire...are you kidding me? 10% unemployment says otherwise!
