Nearly all of us have run across a product or service in our lifetime that we felt we "needed" and set aside most other concerns because of that feeling. As a guy who was born and raised in the Motor City, most of these issues for me have revolved around buying cars. When I found that IT car, price, mileage and other issues were placed on the back-burner. The same can be true with homes that are properly staged regardless of other market conditions.
If the property is presented in a way that connects with people on an emotional level, square footage, lower number of beds or baths, smaller lot size and the like can be less of a hurdle to selling your property. The reason is if a potential buyer feels the house "fits" them in some way, they will do nearly anything to satisfy that perceived need. As previously stated, most of us have bought because of emotion in the past and most likely will do it again in the future.
Now becomes the $100,000 question so to speak. How can you make your property a must have in the eyes of potential buyers. The payoff is less negotiation, quicker sale time and normally more equity. We have to keep in mind, most buyers purchase a home to satisfy a goal of a new and better lifestyle. That means the home has to look and feel as close to their dream home as possible. The rooms should look very livable without looking too tired or lived-in. As a Certified Staging Professional, Brad Kress and his team at ReStaged2Sell have been specifically trained to provide the right answers to these important questions. Best of luck to all that have a property listed for sale. The closer your home looks like a dream home, the better chance your dreams of higher equity will be realized.
