I am taking Jennifer Prestwich's challenge of doing 31 one things in 31 days.

 Are you up for a Challenge? 31 Days of December Challenge

What do you have to do?  Do 1 thing per day that would further your business.  This might be a blog post, Facebook note, tweet, text, phone call or email.  It could be a newsletter, event, or postcard. In my opinion, you should be doing this many times a day, besides your normal business, if it were showing homes or doing mortgage applications. Keeping in front of people daily is marketing and branding. But in my opinion, don't spam yourself, do it naturally and genuinely.

 

 

Day 8 - 12/8/10

As I try to do every day, is to reach out into the Social Networking arena. I think it becomes very important to read a few blogs and comment, hit some outside blog sites of friends, to touch my fan pages for The FHA Expert and for Mortgage Myth Busters, to start some conversations on my regular facebook page, and to tweet and retweet. This should be done by everyone, at least an hour a day. Staying in front of others and networking... ps.. my Klout score is now a 48 and I am making progress.  Don't know what Klout is, it's very simple and helps push you in better networking.

 

Day 9 - 12/9/10

Today, I followed up with one client who was denied by their previous loan officer after 2 1/2 months and 2 extensions. It's very simple, their credit is not perfect. It's not terribly bad, but it needs some TLC and we need to tweak some stuff. So I spent about 75 minutes with her and her husband around 7 pm tonight and I gave them a game plan. I tried to be realistic and said we should be able to close this in 45 days. Shooting for 30 days and worst case would be 60 days. This previous loan officer was never upfront with them from the get go. Everything was, "it's 100%", "no worries", "there are no problems", etc, etc. Don't get me started.. I am not perfect, but one knows when it's easy and not so easy. Some people are afraid to lose borrowers to honesty. That's my thought.. I guess.

I think you got that exactly right - some people are afraid to lose customers/ clients to honesty. What a shame.

Jeff, you are so correct, it is better to be upfront and honest rather than string them along with incorrect and or empty promises.  I like the way you have added your other blog days to this blog. Great idea!!

I remember going through all of that Klout stuff when rain camp came to Chicago.  I'll have to check mine.  I'm sure if you're a 48, then I'm a 4.8!  Good info bud!  Keep up the good work.  I'm going to have to learn about that Klout again!  Congrats on the progress!

CHRISTINA.. . thank you for the kind words and compliments. I do love to share.. just wish I could make millions off of my sharing... lol  Seriously, thanks.

MARTE... . they have to be, why else would someone lead a borrower on for so long... my only thought would be that they would hope it would stick on the wall, and then make a commission? Sad, and yes, a shame... but so true.

JOAN... . I hate giving bad news or telling someone that they need to wait some...  and I know some consumers don't like those kinds of answers, so they keep trying until they find someone that will tell them what they want. So it can go both ways... thanks and thanks for the compliment.

Larry... thanks... I was a 34 when I first signed up like 3 days ago... then I was a 43 and now a 48... it's just basic networking and engaging others like on facebook and Twitter.. I think the next part to where my score can increase would be on the Twitter side, to where I would RT and be retweeted ... that would add more to my score... thanks

MARIAN... up and down.. there are some times when I am up until 3 am and then back up at 7:30 am... or to bed at 1 am and up at 7 am...  sometimes I will sleep until 8:00 am... it all depends on what I got accomplished and what needs to be done the next day. My only fault is that I don't have a set schedule.. now, off to bed.. ;o)

Love the info you provide while you are reporting your accomplishments during the challenge.  Hadn't hear of Klout before and will check it out.  Do agree that social networking for about an hour a days is very worthwhile!

ALEXSANDRA... . yes, check out Klout... it's easy to use and free. And I truly think 1 hour a day should be a must. I am sure many spend 2 + hours. I know I do at times. And thanks for the compliment.

DEBBIE... .  I guess one would need to define tweeted.. lol  I get some that do retweet me on Twitter. I think a large part of my Klout score is that I interact with many on FB. And I put some of my posts up there that get liked a lot.   thanks

PATRICIA... . I think I did... and at least they have a real game plan. The toughest part now will be getting this extended for another 45 days. The house is owned by freddie mac... thanks
