8 Reasons Why your Home Won't Sell

1)  Your Home is just not up to Snuff - There is plenty of stiff competition our there in the marketplace and buyers just don't want to deal with the updates you haven't wanted to tackle.  You can blame it on anything you want but if your home is outdated, it's not going to sell.  You can wish as hard as you can, it's just not going to happen.

 

2)  Your Home does not have 'Curb Appeal' - Notice that buyers cruising by your home point and laugh?  They don't want to trim the bushes, pull out the overgrown hedges or paint your home either for that price.  Buyers don't have to visualize how your property 'should look' with a coat of paint.

 

3)  Extreme colors that would make a paint salesman run for sunglasses - Over the past few years I'm not sure what has come over some sellers (stock in Benjamin Moore?).  There is a frightful need to paint every room in a different primary color.  I call it 'Sesame Street run amok'.  It wouldn't also be bad if the applied paint looked somewhat professionally done.  Another tip - white is not really a soothing color.  That 'fresh' hospital phase that we went through years ago is now over.  Relaxing colors are the best choices.

4)  The Pictures in the MLS do not entice buyers ... it makes them laugh -  Your agent has taken photos of your home that detract rather than enhance it's potential.  You're first exposure is now on the internet so be sure that you are pleased with the photos of your home or hire a professional to do the job for you.  It's a small amount of money that will pay back with big results.

 

5)  Clutter with a Capital C - You have ...... how shall we say it nicely ..... outgrown your home.  It's stuffed like a sausage with furniture, belongings of every type and knickknacks.  Buyers are not interested in ANY collections you might have.  They are here to see the square footage of your home and what possibilities it has FOR THEM.

 

6)  Your Home is Overpriced - this is real biggie.  As stated before, there is plenty of competition now in the housing market.  The best strategy is to price your home as 'tight' as you can within your competitive bracket.  View the other homes competing with you online to get a true sense of what a buyer will see when they visit your price range.  How do you feel now after seeing what others are offering for the same price?  If you can step back and act like a current buyer in the market you will not overprice your home.

 

7)  Nothing is Selling so who cares what price we're at - A bad attitude and growling won't get a buyer in the door.  What the buyers are saying to you is 'No thanks Mr. Seller, not at that price'.  You must adjust your price after a sufficient amount of time because if you have no showings, the buyers are actually telling you it's overpriced.  Don't be that stale listing that's dead in the water because you won't lower your price.

 

8)  Your House Smells - there I said it and I won't feel bad about telling you!  Your beloved pet Fluffy has 'over used' the livingroom carpet and it smells like a kennel.  You might be used to his day to day scent but buyers WILL NOT put up with it.  Don't give them a reason to open the front door and yell 'see ya'.

Sellers can't over-prepare their homes in this market. They must wow the buy in every department in order to stand out from the crowd.

My two top reasons on that list are clutter and bad smell.  I can tell people about the clutter, how do you tell your client that their house smells like dog ........

I hate taking a buyer in a house that smells.  That happens quite a bit.  No one wants to buy a house that smells bad.   That is a biggie for me.

Great post, Lyn, direct and to the point. Sellers don't like to hear a lot of these things, but it is reality and the sooner they accept it, the easier it will be for them to sell.

Agents are getting crazy about feedback sometimes calling before you finish up the day. Then after you give on-line feedback, they call for "explanation". I think I am generally kind when I write "client feels that home is overpriced and not updated enough compared to the competition". In a phone call I'll drop in "they had two days notice, and couldn't get the breakfast dishes washed?.

But most people try -- just not enough buyers at some price points.

Kathy:  My sellers are always informed about the importance of staging and presentation. Even more important when there is so much on the market to choose from.

Leslie:  Agreed, sometimes it's hard to send back that feedback but I've had buyers who just don't understand the condition when we get to the home & I've had to set an appt for 2 days.  Makes no sense.
