It is a common misconception that you can not get a loan on a mobile home with vinyl skirting. Most people will tell you that the vinyl will need to be replaced with block.

While it is true that if the buyer is getting a FHA loan it will need one or at least what is called a H wall behind the vinyl. You will need to check with the lender to determine the minimum requirements.

If the buyer is putting 20% down and getting a conventional loan you can get buy with the vinyl skirting. I just closed this one at 51 Shady Oaks Landing in Dahlonega Ga. on 12/10/2010. Wells Fargo did the loan.

Remember to allow extra time in underwriting. The underwriter will have plenty of conditions to be satisfied but if everyone will work together you can get it closed without wasting a few thousand dollars replacing the vinyl with block that has nothing to do with supporting the home.
