http://www.gbrhousinganswers.com/ -  Baton Rouge Housing Answers: How Are Wedgewood Subdivision 70816 Values Holding Up in 2010?  I performed a home appraisal in Wedgewood Subdivision, on Palmwood Drive, this week and discovered the following housing numbers below.  Wedgewood is one of the larger subdivisions within the Baton Rouge housing market that is a guage of sorts to how the entire market may be holding up.

 

Solds In Wedgewood Subdivision from 1/2010 to 12/9/2010 revealed:
Average Sales Price: $173,290  ($174,372 in 2009)
Average Sold Price Per Sq. Ft.: $87/sf  ($89/sf in 2009)
Median Sold Price: $172,950  ($173,250 in 2009)
Number of Sales: 10   (18 in 2009)
Average Number of Days On Market: 100  (90 Days in 2009)
Low To High: $79,900 to $127,000
Number of Sold REO/Foreclosures Noted In MLS: 1.
Current # Listings: 12, 0 Are Foreclosures.  1 Is A Short Sale and 1 REO coming soon
Current Listings Prices: $137,900 To $239,000 (the $149,900 is a new home)

Overall, the Listing To Sales Price Ratio is fairly strong at 98.6% in 2009 and 99.7% in 2010.  This also could be because it's a buyer's market and buyer's are asking sellers to pay closing cost.  Of the ten 10 sales, 7 of them included sellers paying closing costs and several of these included sellers paid excessive closing of $5,000 or more.  Any time a seller has to pay a buyer to buy their home, that's not a good indication, especially with the sellers that had to pay $5,500, $7,000 and $7,600 just to get a buyer.  This is the reason the Listing To Sales Price Ratio is still so high.  There are 3 listings priced above $200,000 in Wedgewood Subdivision, two of these priced above market support.
