Speechless Sunday – What’s Wrong in This Picture?

Take a look at the following picture.  Something is wrong.  Do you see it?

If you said it looks dirty, you're right!

This is a picture of an AC unit sitting at a house that some buyers were going to buy.  The inspector noted that the unit was not functioning and needed to be cleaned and serviced to "normal working order" by a licensed HVAC company.

After we were told that the unit was working, we went back to the house to be sure (always a good idea).  When we got there and saw the grass clippings, we knew that nobody had touched the AC unit.  And, of course, when we turned the thing on at the thermostate, nothing happened!

I sent the listing agent this very picture and it wasn't very long until an HVAC guy was at the house cleaning and servicing the Air Conditioner.

The lesson leaned here?

Always carry a camera!

Learn to use your smart  phone camera (you're going to need it)

Always follow up.

Look for obvious signs - old grass clippings indicate no activity!

Know how to send pictures as attachments 'cause the proof is in the pic sometimes!

I don't quite get the connection between the grass clippings and the unit.  That said, photos can work magic when a seller and their agent are stonewalling repair items.

You are the one, always follow up and don't take it for granted the other agent is always telling the truth.  Now I'm assuming  if you have any more dealings with that agent you are always going to double check what they say..

Lenn, the TRR requirement said that the unit was to be cleaned and serviced.  If it had been cleaned, the grass clippings would not have been there.  They would have been washed away from the cleaning.

This is especially a good idea if you have vacant properties listed. The ability to document changes in condition is part and parcel of "keeping an eye" on the place.

The real lesson is to always follow up on reports of repair.  And, great use of your phone to send immediate photos!

I was going to say that"It wasn't raining" in the picture, but then you answered the question. In Seattle we document water in the basement with photos. Great idea for follow up and negotiation.

Ah ha!  Then the question becomes, what is a TRR "requirement" mean.  Cleaning AC units is maintenance and, unless there is a malfunction, maintenance is not automatically covered by home inspection reports.

Unless, of course, the request was made and the seller agreed to have the unit serviced. 

Good for you, of course, for getting that benefit for the buyer.

I think Gay's suggestion of making certain the date function is on when taking photos is an excellent one.  I would have never thought of that.

During home inspection, I am always carrying the camera and take pictures of all the appliances and the chattels.
