TAXI (Total Access Instantly) is Corcoran’s listing database.TAXI is a massive database, a history of sales present and past.It is a record of what is currently for sale or rent in Manhattan, Brooklyn and beyond, a history of what has sold in the past, and the primary means by which Corcoran agents market their exclusive listings to the brokerage community and the public.

 

 

Taxicab is a helpful, dynamic tool that allows you to collaborate more easily with your broker in finding a property that meets or exceeds your needs and expectations.It allows you to be on the same page during the process at all times, literally.

Taxicab is a shared piece of cyberspace where you and your broker can work together.When your agent sends you listings electronically, they will post to Taxicab.There you can review them, rate them, choose your favorites, select others you want to “watch,” delete those that don’t work for you, and request appointments to visit the most serious contenders. Your broker will be able to see all the choices you have made, so that we can better understand what you like and what you don’t.

Taxicab is also a communication tool.It allows you to post comments back and forth between you and your broker about any of the listings.You can then decide how often you would like to be emailed, if at all, when new comments are posted.

Ultimately, Taxicab is a tool designed to make the whole process of buying property easier, particularly when it comes to staying connected with your broker.

On January 1, 2011, all real estate brokers and agents in New York must provide written disclosure of who they represent. In NY state buyers have the right to their own representation. Hi Alexandra, TAXI is our internal system. I think it's a great name and brand but it's just for agents. Taxicab is for agents and our clients.

Peggy, Thanks, a quintessential NY icon. There is an acronym for Taxicab but I forget. Something like "collaborative access broker"

Jon, Thanks, it's not a joke. TAXI has been Corcoran's proprietary database system for many years. We have updated from 1.0 to 2.0. It's now MAC compatable among many other new features. I attended training this week to be certified in TAXI 2.0, so it was fresh on my mind to blog about it.

We don't have a true MLS in Manhattan. The major brokerages have their own systems. We share listings electronically and co-broke, but all data is not shared. Manhattan is becoming more and more transparent but there is still no centralized database. There are many sites, some brokers now have VOWS on their broker websites, but contrary to what some may claim, there still is not one source that gets everything at the same time and gets it accurately. There is still inaccurate data on websites and in databases.

While TAXI is my primary database, I also subscribe to a service called "OLR" On Line Residential. I also use Streeteasy and Property Shark. OLR and StreetEasy have technology that crawls all the broker websites for listings.

The REBNY member firms rely on the "RLS"  There are still agents in Manhattan that don't send their listings through the RLS immediately(REBNY listing system) even though there is a co-broke within 24 hours of a signed exclusive rule.

This blog was aimed at buyer consumers. The point I was trying to get across is that working with a buyer broker, collaborating with their broker electronically is better even for the pro-active buyer than searching listings on their own.
