31 Days of December Challenge - Active Rain

This is April Hayden-Munsons' blog - real estate agent in Brookfield, Wisconsin

A group of us at Active Rain have taken up a challenge to do something in our business daily to keep December productive.

This is my update for Days 10, 11 and 12

Day 10 - A Friday and all is NOT quiet. I have quite a few sellers and buyers that are keeping me very busy right now.

Among all the day to day activities I think the most important thing I did today was that I spoke with a seller with a home to sell in Wauwatosa, we discussed the last showing and the price point her home should be at to obtain an offer. The decision to price within the market is the owners and I can provide data and feedback until it is time to get it priced right.

 

Day 11 - Saturday

I showed 3 duplex homes that have been foreclosed on, they are now bank owned. They are all in need of quite a bit of repair and thus priced appropriately.

The first property we toured had a basement that had been finished off to make it into living area at some point. It was really in poor shape, I can't imagine that a family had been living in there. There was so much "stuff" left behind it was difficult to get into the rooms in the home. The clean out crew had started to remove things, but this one is gonna take more than a box of garbage bags, might as well get a dumpster!

The second property was in better condition (that wasn't too hard) and a larger property. It started out at $124,900 about 6 months ago, today it is priced at $69,900. There is now an offer that the bank hasn't accepted yet. This property had quite a "tilt" to it. If I had a marble with I could have put it on the floor and watched it roll - very quickly - from one side to the other. My buyer passed on this one.

The final property we were looking at a second time. It was smaller than the 2nd one we looked at, but had no foundation issues. The work needed was all cosmetic. We wanted to write up an offer on it.

No such luck, the listing has expired and it is being handled by one of those REO agents that works 9 - 5. Your lucky to talk with this company during the week, no hope to find them on the weekend. If the banks only had a CLUE!

Day 12 - Sunday

I am working on continuing education. "Learning" about recent changes... boring! I've already gone over this stuff, but it's a requirement to renew my Real Estate Broker's License, so I study on....

Whoa, careful where you walk in some of those properties it sounds like!  Maybe you'll be able to get in touch with the "seller" of the property that you wanted to write an offer on and get something put together.  Those prices are just not possible in our market, hope that doesn't happen here either!

Wanda - some of the prices are scary.  These place would not have sold under $150K to $175K a few years ago!  The lowest closing in the last year was $70,000 and in the last week 3 properties came on the market under $70!
