Updating Property Information Online IS Important

We all want to get ourselves and our listings ‘out there' on the internet for maximum exposure. I mean, it's only logical since 85-90% of all real estate related hits are from home buyers and home sellers.  Just think.

Submitting our listings to our local MLS is THE best place for our listings as it will syndicate to a large number of additional sites as well.  ActiveRain, Zillow, Trulia, Craigslist, Homes.com (and the list goes on) are other large sites where a large number of those Home Buyers and Home Sellers frequent.

But how often do we hear from our clients (and the general public) that they saw on these ‘other sites' that their home is worth more.....when we give them comps ?

Our Honolulu County MLS system comes with many rules and regulations (as with most other states/counties) and they have penalties and consequences if our data is not updated.  In turn, that updated data is used for sold properties when we give our clients comparable properties when they are wanting to list their property for sale.

We also use comps when our home buyers desire to put in an offer but want to know the last solds in that particular neighborhood or complex.  It is detrimental to have up to date information to give our clients the current market value for the subject property.

Granted, it's hard to run around trying to update all different sites ‘in case' the consumer is looking at all these ‘other' sites and not getting the information they need.  It's especially hard when those "other sites" take info from other sites but don't update it as well.   We can Google properties and come up with ten out of twenty that are not up to date listings, in contract, pending and solds.

Just how much of what we read on the internet is factual?

Ask your Realtor® for UP TO DATE information.....

You do want current market information, right?

Sally,  As you say, it is a full time job to keep our data updated in the MLS.  What happens once it is syndicated is completely out of our control.  These sites need to do a better job of keeping their data up to date.   I think this is why some brokers are opting out of listing syndication.

Lenn: We have Active, Active Continue to Show, Pending (after conditional loan approval) and Sold. I'm actually glad we have the continue to show because in this market we have agents playing the role of buyer and it helps for them to stop the drama. lol

I don't know about your MLS system nationwide but we're fortunate that they keep updating our rules and though not all abide by them it is really frustrating when I call to make an appointment and I'm told that it's a short sale (not stated in mls) and they have multiple offers in with the bank.....#%%^&&*&^%!!

Maggie:  That's what this is about. Our mls and a few other sites are updated as the status changes ...realtor.com pulls from our mls so that's cool.

I was hoping you all had the answer to your question.....  

So how do we undo the damage that some of these mega sites are doing?

Aloha Sally. Indeed a very important point. I'm not concerned about the MLS for the reasons you mentioned and supported by many comments. But for anything listed in marketing syndication, the updates must be done manually. To be professional means you do the updates in real time.

Sally,

We don't support the aggregator sites.  If agents actually pay to belong to "mega sites" they are feeding their competition. They are paying someone to compete with them in the SERP's for their local RE market.  As your post and comments prove again. Those sites lack timely content.  I just don't want to subscribe pay them to fix it.

Good reminder. I think sometimes I forget about updating the other sites. (Normally have my asst do it, but she forgets too if I dont remind her.)

These days comps aren't as reliable as they used to be as all lenders have to order appraisals thru HVCC and we have no control where or how THEY get their comps. All we can hope for is that we land an educated appraiser who takes pride in their work. Frustrating on the lender side as well.

Many do not even get the correct data in the MLS the first time. How can we expect them to then keep it updated. Just laziness and a lack of attention to detail.

The issue highlighted by several of the commenters here is the fact that many times we don't know what sites "grabbed" our listing information.  We update the sites we populated and syndicated but then there are dozens of other sites that take the infomration and post it.  As a result, when we do timely updates for the sites we populate these other sites don't.  Anyone know of any controls that can be placed on secondary syndication activities that are taking place without the listing agent's  (or client's) knowledge?

Updating can be timely, and I have been negligent at updating some sites. There are so many places the listings go automatically, you forget to check on the status.

Local MLS boards to a nice job of regulating the use of information pertaining to properties. However big sites like tulia.com and zillow.com have agent information from the entire history of the property. This a problem obviously.

We need to control the controlables.  How can we have outdated information on our sites?  The challenge is there are sites that are scrapping the data without our knowledge.

Agree.........  when the status changes type in the new information immediately...  Some people just don't do it.  Not much we can do about it except rant..

My concern is more for the 'outside' sites that grab our stuff without even us putting it in...and then not updating the info. How would they know anyway..unless it's straight from our mls and updates as we update.

After reading many of these comments about their own local mls I'm glad ours is pretty on top of it. Don't update?  $250 fine yikes!

The most annoying part like you mentioned is that other sites grabs our information but they never update their data feed even when we have made some modifications in our listings.

Sally, you are absolutely correct.  Listing data needs to be fresh and up to date.  The only data feed that seems to stay up to date is Realtor.com, which they turn around and sell it back to Realtors.  "Now that's Rich".  Great Post!!

Hi Sally -- So true.  I couldn't even update the correct city (based on a zip code that was split among 2 cities) on Zillow once, and after speaking with them, online, etc., it never got resolved.  This is a huge problem and through syncing RETS feeds or something, our industry has to do a better job so the data are correct and timely.

In this day and age if REALTORS® are not keeping track of where they posted their listing they are in big trouble.   The client need only see it once at the wrong price to undermine the faith that they have in their agent.   It's critical that you keep track of this and keep all information updated at all times.
