The saying "Never say never" still goes and becomes more true every single day. At national conferences, I've always heard listing agents say they, at times, will convince their SELLER to make the BUYER an offer to purchase their house. Crazy, right!? Wrong!!
Nowadays, to survive in Real Estate thinking outside the box is not only important, it's essential and I applaud these agents. The funny thing, though, is as a buyer's agent I've never had a listing agent make my clients an offer.. until now! Last week I had two, TWO, listing agents contact me to make my clients, who only showed some interest, offers to purchase their homes. To my surprise, it actually worked!
I have one set of buyers who have been looking at single-family homes in North Dallas and, because of a job transfer, are now looking at multi-level condos and townhomes in Uptown Dallas. Well, an agent with a listing we've viewed twice emailed me a contract completely filled out and $15,000 less than asking price. The seller even agreed to pay for the Title Policy and Survey. I told the agent my clients are now looking in a different direction but, of course, I would present the offer to them. Well, my clients bit! It really is amazing how putting something in writing and showing it to your clients can make all the difference in the world! This is why I never speak for my clients without talking to them first and NEVER EVER assume anything!
So today, more than ever, I'm reminded to never say never!
