Do Sellers Really Want To Sell?
Seriously, I hear from sellers all the time asking if there are any buyers out there? Then, when we bring them offers, even lowball offers, they act offended. We all know selling below what you want to sell for is unpleasant. But, in today's real estate markets it is the new norm! I've got some buyers that are out looking for deals, and making offers for all CASH and close in 2 weeks. Now, you can't beat that! But, the sellers, especially BANKS, are coming back with REJECT! What happened to counter offers? Yesterday, I submitted an offer on a home that has been on the market for 2 years. It is now priced at a steal of a deal at $750,000. My buyer offered $600,000 CASH and closing in 2 weeks. The broker texted me that the seller rejected the offer and will not make a counter offer. Now, it's ridiculous to begin with that I received a response via text message, but also that the builder/seller wouldn't make a counter offer on a home he has been trying to sell for 2 years, and is about to lose to the bank. What would his downside be by making a counter offer??? FANNIE MAE and the banks are no better, since they have been doing the same thing. My sellers would kill to look at an offer, and be able to make a counter offer. What about yours???
