I hear this question a lot recently because as I write this we are in the middle of December -- prospects are saying, "it's the holidays, we don't want to be inconvenienced", no-one is buying now, it's better to wait until the spring, etc.
I would suggest that this might be in fact the best time to sell. What I find is that people this time of year are typically thinking about family, coming back to visit family and may have thoughts of moving back home and/or moving to a bigger or smaller home.
No-one is buying now is another objection that I get this time of year, selling my home in Webster, NY won't be a good idea this time of year. I would like to offer that between the 15th of December and the 31st last year there were 180 contracts that were ratified during that time. If you factor in the first 15 days of 2010 - we've got almost 400 homes that went from active in the MLS to Pending with a contract on them. Are you prepared to let a possible buyer of your home buy something else during the same period this time?
Lastly, we'll wait until Spring to sell our home in Greece. I would say to that, sure there will be more buyers out in the spring market starting in March. What you may not factor in the equation is all the extra inventory that will also come on to the market. Selling your home now when the competition is less might net you more money. Those out in the bad weather are serious buyers. Waiting until spring to list and sell your home when the competition is greater could quite possibly make your process longer and depending on how you price your home to sell might in fact make the process take longer.
