I was curious as to what other REALTORS consider to be the most valuable tools of their trade? There is of course the Cell Phone, the lock box key, maybe a laptop....but here are a few that I find I cannot do without.
The Pressure washer!
How many times have I gone to a place that can be spruced up with just a few hours of time....time that the sellers may not have or be interested in doing, but time that I can either spend myself, or hire out at 10.00 per hour from one of my tenants that are always needing some side work, even my son can use a few bucks from time to time. Sprucing up some siding, or a fence, or a driveway can add ten or twenty thousand. That translates to a happy client, faster sale, and yes, cash in my pocket. 10K might be 300 bucks. If I spend 30 in Labor that is a 900% return on investment.
The Bleach Sprayer.
A good backpack sprayer is invaluable. Not only is it fantastic for treating your own yard and so much better than those 20 buck pump up sprayers, but they will allow you to bleach a house or fence or whatever in minutes. Just dress accordingly.....
I am heading over to a listing on Saturday, I am persoanlly going to bleach the entire white vinyl fence, and yes I will be posting before and after pictures, but the real deal here is that the property has been on the market for a long time, when I met the family to interview for the listing, I pointed out that the bleaching would have to occure they didn't like the idea of finding a handyman...and didn't have time...yada yada yada. When I said, "no, sorry, allow me to clarify, I will be doing that myself, and my guy will be mowing the neighbors lawns (Vacant lots) they signed immediately.
The Bleach (I use pool bleach, stronger and therefore cheaper) so my cost for 3 gallons of water bleach mixture will be about a buck-fifty. My Time Value is 45.00 per hour Mon through Friday and 15.00 on Saturdays, so I will lose about 4 hours in Commute and work, but gain an hour back since I will lockbox, sign and photo the property on Saturday which is something that I normally would do on a weekday. SO 3 hours total @ 15 is 45.00. (Which I gain back on the weekday side so that is really a wash) but for the purpose of this blog keeping the 45 figure.
46.50 Net cost
1) Took the listing.
2) Increase in value of about 5,000 (150.00 to me)
3) Already have the neighbors listing (I called for permission to have his lawn mowed)
Travel Tray for a Reese hitch. It is one of the best 100 bucks I ever spent. First Bleach will destroy a cars carpets, Gasoline stinks, and it is just easier to load. I can toss the Pressure washer on, strap it down and go. Stop at the Gas station, fill my car and the washer at the same time and hit the house. INVALUABLE.
