Inventory Is Low: It's a Great Time to Sell

If you have been watching the market, you will have seen that in many towns, homes have either sold or rented and there is little inventory coming on to replace them - so it is a really good time to sell. I was just contacted by a relocation buyer coming in the first week of January to work at a local corporation. He will be looking to buy at a time when everyone thinks is the worst time to sell. But with inventory low, now is a great time to sell. Why wait until Spring when everyone else will be competing with you? I remember closing on my own home in the middle of January. I looked for a long time and finally found a home I love in the middle of December. So don't think that people do not buy homes in the middle of the winter. It's not true! Also consider having your home staged. This will help you hold on to thousands of dollars that you might otherwise have to give away if your home has not been updated or even re-decorated recently. It makes a tremendous difference in how much you keep or give away and todays buyer wants updates and a clean fresh look. Often staging costs just a fraction of what you think it will but can really save you a fortune. It is a good time to sell because inventory is really low.  I wrote a blog this past week noting that 15% of the homes in one of my prime markets, Los Altos Hills, was taken off the market with explicit notice that they would come back in 2011.

Some agents will wait until after the Superbowl to bring the homes back on, others will come back on once they pass the 30 day mark so the listing looks "new".  Either way, it's a sign that being on means you're one of a limited number of home available.  Buyers are out in force right now and the lack of inventory means those that can't wait will snap up existing listings.

Hi Adrienne - Great post and it is a great time to sell - interest rates are low and so are home prices! I say strike when the iron's hot because interest rates are going to go up soon!

Judging by the amount of REO's the banks have back logged, this could change very quickly.  The banks also plan on unloading a good portion of this inventory very soon.  That will certain make things interesting.
