Although 4th quarter is not yet done, there is plenty of information to share about the home sales in Belle Creek since October 1.  

As your Belle Creek REALTOR®, I pride myself in keeping my neighborhood up to date on the activity in the neighborhood.  Here's a snap shot:

 

  • Since October 1, 2010- 6 Homes have sold!
  • The average net sold price was $154,140.  (This price reflects the sold price minus any concessions or buyer down payment assistance)
  • The average price per square foot of the sold properties was $92.
  • Average time on market for the sold properties: 173 days.
  • There are 3 properties under contract.
  • There are 3 active properties.
  • This data is for existing homes.  New construction by Oakwood Homes has not yet closed but has 5 pending sales.

 

While the sold prices are down, it is important to note that all of the sold properties were short sale or lender owned properties.  In the short term, that brings the market value down.

However, it also helps clear out the short sale and lender owned inventory, which will increase the value of Belle Creek Real Estate.  This will help stabilize the Belle Creek Real Estate market, which we would all love to see!

Nice that it cleared out the distressed sales.  It's too bad distressed sales are calculated into the sales price of non-distressed homes.  Guess the market it just too saturated with them.  It's a mixed bag here in Chesapeake Beach.  We re only 32 miles from DC where home prices and sales actually increased last month; I believe they said that was the only place in the country where both occured in the same area.  Therefore, we didn't see too many forecloures or short sales for a long time.  We have seen a few more.  Will be glad when they are all gone, too.  Good post. :) Gail

Jennifer....your Oakwood homes are really architecturally unique.....they have the flavor of an older home with some of the roof lines....very different for new construction....I'm use to seeing a box with a lump and a bump....that's how we design our subdivisions that are not custom.....same house with a lump, a bump and a different color....they sell fast....even the resales in those subdivisions.

Jennifer-good to see that the bank owned and short sales are getting moved and off the market.  Hopefully, this will help the neighborhood out in the coming year.  We have a lot of short sales and bank owned around here also.

We also have the mix on Bank owned, short sales, flips and I just sold a traditional sale.

It is a market that you need to stay updated.
