This 2300 square foot loft home completed in 2006 provides the buyer with 16 years of structure tax exemption. In other words, the only property tax you will pay for the next 16 years is in on the land value, which will amount to roughly $1600 per year. The structural tax entitlement translates to a savings of over $65,000 for the remaining 16 years of tax relief.
The secure automated metal gate opens onto a half acre of Eden like environment with orchids, tropical fruits and plush manicured gardens located in El Valle’s most desired neighborhood.
Every window in this airy, light and spacious loft home provides a postcard view with scores of birds and butterflies everywhere; You will see armadillos, iguanas, sloths, and even an occasional toucan as they make their way through this strikingly beautiful stream bordered property.
The main house offers two bedroom suites, each with its own bath, and a huge upstairs loft. Also a bright and open kitchen with granite counters, and a large living area with high ceilings.
The compound also includes a 450 sq. ft. guest house, a separate laundry/storage building and several water features on the secluded 2140 square meter (1/2 acre) rain forest lot.
The neighborhood of Gaital is one of the most prestigious in El Valle. This bit of paradise is where many of Panamas elite have built their second homes for weekend and holiday stays. Furthermore since they only occupy them during those periods the area is extremely quiet and traffic free yet not at all isolated. The population of the village, meaning those actually living in the volcano, number about 3,000 but can double or triple during the holidays or on the weekends. There are several “mini” super markets located in the village that offer all the everyday groceries including meat, milk and building supplies and of course there’s the 7 day a week farmers market.
There are a dozen or so restaurants all located along the main street with no trace of global fast food. A new mini mall is under construction in the center of town that will offer a small hotel and some 20 or so other sundry operations to the village. For more worldly items the expanding retail hub in Coronado will provide many of the same upper end retailers that Panama City offers and will make provisioning, especially imports like meat and cheese, so much easier for El Valle residents.
Local expats are a diverse and active group who support the community through volunteer efforts teaching art, dance and English to the local children. El Valle even has its own expat trash brigade that does weekly clean up of the main street helping to keep litter down. Through fund raising activities they also have installed permanent trash receptacles along the main street, established a recycling program and sponsor an affordable animal spay and neuter clinic for the local pets. There are numerous American, Canadian and Europeans expats home owners in El Valle and you will soon come to know them when you decide to settle here.
The growth of the new Coronado shopping area will surly spark another wave of interest in El Valle since property values are realistic and you will never need a seasonal wardrobe or winter clothing. Central heat or air conditioning is just not needed in this pristine rain forest locale. Unlike other small villages in Panama El Valle has its own ATMs, fire department, police station and clinic because of its “destination” status and the weekend expanded farmers market draws from all over the region.
