Sometimes you just have to hold a client's hand and explain things to them...

Every now and then we come across a client with unrealistic expectations.

You know the one.

They want a 3,000 square foot 10 bedroom home with hardwoods everywhere, granite counter tops, Italian ceramic tile in all the bathrooms, on 3 acres, in Downtown Raleigh...for under $100,000!

While this home might exist in your neck of the woods, it does not exist in the

Raleigh/ Cary/ Apex area.

Sure we have great deals for buyers looking to purchase a new home.

But sometimes we just have to hold a client's hand and explain things to them.

Hey Craig - We Canadians had understood that there were great bargains throughout the USA including huge plots of land and gigantic houses with super upgrades so we could convert our Canadian loonies into the newfangled colored US currency with the Canada / US exchange rate at par and buy up everything.  Now you are saying it isn't true....

Craig, I agree.  I try so hard to listen and then to "explain" reality to them.  They want a "cottage" on the oceanfront.  First of all, there are no cottages here on this oceanfront.  The lots are over a million dollars so the homes are big mansions. 

My problem is that sometimes I have bite my tongue to keep from laughing as I "listen".  It's not good to laugh at my prospects.

I know that lady. She used to babysit for me when I was a little girl. That explains a lot, doesn't it?

You really need to keep holding the hands of your clients. Expectations are running rampant these days. I just had this conversation with a seller recently and it is true. Buyers are having a zero tolerance policy for any homes that need anything right now. It seems no matter what the price range they are asking, "where are the granite counters?"
