I have 39 condominium communities in my farm, and since all of them have homeowners' associations, an easy way to connect with lots of people is to attend the HOA meetings. There are some meetings that are just flat-out boring, but there are other meetings where the homeowners are very active in having their say about how the property is run. Try to make as many meetings as possible, volunteer to answer questions after the meeting, pass our your business cards, and you just might be amazed at how popular you become. That popularity just might result in some new listings for you. If the meeting is one of the boring ones, just stop by each month to say hello and let the people there (usually just the four or five Board members) know that if they have questions about something, they can call you. This is not something that you can do one evening simply because you don't have anything else to do and expect results from it. As with blogging at ActiveRain, or any of our other marketing tactics, you have to go to these meetings persistently and consistently. Make sure you go in your company car with graphics on it, and wear your company shirt, cap, badge, etc. Walk around, move around.... Great way to connect with a specific geographic farm area. We have a lot of HOAs in the Las Vegas area. I'll need to look into this for 2011.
In our area HOA meetings are for homeonwers and it's stated in their bylaws. f you aren't an owner you can be asked to leave. I'd be careful about attending meetings where you don't own a property...IMO.

Great idea, Jim --- glad you posted this. As Pat(#5 comment) stated you may have to have an "in" to attend a meeting --- ask the management company, member of the board, etc. though quite frankly many are a bit boring --- you never know unless you try. Best of luck.
I have found that a lot of associations in our area do not want "outsiders" in there during their meetings. I have no idea why but that's okay. I go to the ones that do allow it.

Now that is what I call dedicated networking! Sitting through a boring HOA meeting takes a special kind of dedication, LOL! I bet you don't have a lot of competition there.

Most HOAs here require you to be a homeowner or hold a homeowners proxy to attend the meeting but it's a great idea for those who can attend.

Pat and Michael – I’ve never been asked to leave, but maybe it’s because I wear my Realtor stuff. Considering how many are boring, or not well attended, they apparently want people, anyone, to attend!
