Can I Close On My Mortgage on Saturday or Sunday?

By
Mortgage and Lending with Guaranteed Rate NMLS #151088

Question: Can I close on my mortgage on Saturday or Sunday?

Answer:  The answer to this question is no.  Mortgage closings are only held Monday through Friday.  Saturday and Sunday are not considered to be funding days for mortgage transactions.  Mortgage company and closing attorney/title company offices are only staffed to work a normal Monday through Friday week.

Federal holidays also limit when a loan can close.  Since the Federal Reserve is not open on the weekends or on Federal holidays, mortgage companies cannot wire funds for the closing.

Closings are also held during normal business hours as well.  While actual times will vary from office to office, they are usually between the hours of 9 am - 5 pm.  Most real estate closing average about one hour.

Conrad....GA is different than MA.  It it typically several weeks after closing before our deeds are recorded.  Back during the refinance boom in 2003, some GA counties were as much as 6 months behind in recording the documents.

Rodney,

maybe ideally it should be like this, but we had closings taking as weird lane, and actually had people working in their office in Tampa until 8 PM. ANd the actual signign ended at 11:50 PM.

Bit I agree, it was a crazy closing

Rodney - You are right, it is difficult to close a mortgage on the weekend. Thanks for the information.

Jon.....Yes, things do sometimes happen late, but they are generally not scheduled that way.  A closing after 5 or 6 pm generally only happens because something got sidelined earlier in the day to necessitate it moving later in the day.

John....Pretty much impossible.  There are some states that also require the deed to be recorded the same day as the closing/funding.  Of course, courthouses are not open on weekends.

Believe it or not, I had to tell the same person 3 or 4 times last week that no, they could not close on the weekend.  It wasn't a first time home buyer either.

Rodney, I'm with Jon. I've had them close at all kinds of crazy times but it does affect the funding.

Connie....Yes, the actual signing can sometimes occur outside of normal hours with extenuating circumstances.  Once the closer for the lender leaves for the day, you lose your ability to fund that day then.

Many times, especially with foreclosures, the seller emails a package to a closer, who witnesss the closing, and the funds are wired or overnighted by to the seller with the documents. So the buyer can sign, and the package can be overnighted on the weekend. It of course, is not considered closed until it funds, but the signing of the buyers can be on the weekend.

It is happening so much lately that one of my former agents, who is a notary and has five years of title insurance experience, is starting a company to do witness closings. She has already done quite a lot of witness closings lately, and finally decided that this was something that was needed in our area.

Rodney, if you need her, don't hesitate to call me.
