Can I survive this hump as a FT realtor or do I need to get out?

Does the title of this blog sound too familiar, maybe to you or to people around you? Many of us ran into the madness of a few years ago; between being certified to buying properties at ridiculous prices and just as ridiculous financial agreements. As we read everyday, we can see many agents have either found other jobs and quit completely, put real estate on the side for now and do it part time and the survivors continue to prospect, are blogging, continue to spend and don't see many returns. What next? How much longer can this go on? 

Where do you fall into?

How are you managing to stay afloat?

If you bought into the craze with properties, how are you doing?

Tax bills just came out for Florida, what does that mean for you?

Finally, I hope you are still paying "NO 1" ...You first and staying true to yourself.

Well I'm still doing fantastic...........of course I specialize in commercial properties and commercial is typically 3-5 yrs behind residential. 

Life is what you make of it, and the only people leaving are those that shouldn't have been here in the first place.

Afie, it takes a strong stomach to stay in a business that continues to throw hurdles your way.  You must stay focused and positive.  In the past I've noticed that those who try to proceed on a part time basis get part time results.  I've heard that 95% of the business is done by 5% of the agents.  If this is true than there's a lot of business out there for the rest of us.  What I'm doing right now is taking advantage of a lot of the free websites and tools out there for agents.  I've cut my print media advertising because there was just too many pages and I felt that I wasn't getting the exposure I thought I would get with a full page.   I've also invested in a new database management program that I hope helps me automate my business and so I can focus more time on joining networking groups.  Let's face it the more people we know and let them know the business that you're in, the better chances you have of getting more escrows opened.

Hi Afie,   I heard that our locak board for Fort Myers Beach, Fl lost approx 20% of the paying members.   Those still in the business will get back to basics, or at least " basics " as they exist today.

I am determined to survive this humb as a FT realtor.  I had some issues the last 3-4 years which affected my businsess and the reality of the situation is I should be the getting out but I'm too stubborn.

As a full time Realtor the state of the market is quite naturally a concern. However, I like some of the other active rainers who have posted believe that to stay afloat we must:

1. Stay focused. Know your numbers and keep on track with what you need to do to achieve those numbers.

2. Cut out the expenses that are not absolutely working or are not yielding the best return on your investment. I personally strive for a 5:1 return.

3. Wake up each day with a positive attitude about your business. I wake up each day and shout, yes I said SHOUT a positive affirmation. Today's was "It is an incredible day and I know that there are buyers waiting for me!" I make them up each day because I'm just nutty like that.

4. Stay away from negative people who steal your joy and sap your energy. Get productive with people who share your same enthusiasm

5. Lastly, take advantage of some of the downtime by tweaking your website, adding to your certifications by taking more classes, hang out at the local coffee shop or library and meet some real live people.

Life is good and perseverance is the key!

I agree with all the responses and appreciate them. I am passionate about RE and in it for the long haul. I also want to keep everyone encouraged. It's almost as if I shouldn't turn on the tv to listen to the news because once it is about RE, you know it's going to be ugly.

 I am making it, I am still able to live a life, pay my bills and support my wife... Now the life style this days is a little differnt however, as a mortgage broker or realestate agaent we can make what people make working a 9-5. We have the uppperhand we just need to live within our means and get through these times... WE can make it AFIE!!!
