What Snow?

blizzardSo, it is Sunday about 8:00pm, the day after Christmas. It is snowing like crazy in New England during our first blizzard of the year. The weather forecasters are predicting that the snow will continue through the night into tomorrow and that we will have accumulations of 1 foot to as much as 1 and a half feet. It’s blowing gusts at up to 40 miles an hour!

As I am planning my Monday – 2 inspections – I receive a call from my first client. I am expecting him to ask me to postpone and reschedule. However, that is not the case. He wants to go ahead with the inspection and is particularly concerned about the roof.

Hello! There will be a foot of snow on the roof in the morning! As I explain to him the safety concerns, he keeps telling me that tomorrow is the last day he can do the inspection. I guess it was up to me to read his contract.He wants me to get him an extension! I am not his Realtor!

I am more than willing to accommodate my clients and revisit properties to complete inspections. Depending on whether I can get back to them with little inconvenience, I may not even charge them for the revisit. But, I can not be responsible nor should I be made to feel guilty because they want to wait to the last minute!

I love what I do, I love meeting  the people I am working for, but sometimes it is difficult to not say something! I will be there at 9:00am (actually 8:30am). I will do as much of the inspection as possible, taking into consideration the conditions. I will even return to the property to inspect the roof and submit an addendum. I can not, however, be a broker! That is not in my job description!

It sounds like you guys are getting hammered with the snow. I live in Western Colorado. If we could convert all the rain we just had into snow, then we would have a couple of feet of snow. But alas, it wasn't a white Christmas here.

I can't imagine doing an inspection in that weather.  It's snowing in tn also.  Worst weather here ever for the area.

Hank, the weather has been crazy this year.  We in Colorado have NO snow in the Springs, at all --- but that is for now.  I am sure we will see some soon.  Good luck on the inspection tomorrow, be careful with the snow and ice.

Getting on a roof with wind gusts in snow sounds so dangerous --- that client is obviously succumbing to the stress of the purchase and hopefully they'll realize they were overreaching. Good luck with the rest of the winter's worth of work!

Hey Hank,

We get the same scenario here in Indianapolis. People wait until the very last minute to call for an inspection, we get 8" of snow and of course they are most concerned with the roof. It is extremely important for home buyers to be realistic in their expectations of the home inspector and a great deal of that information should be provided to the client from their Realtor. We can only do so much when the client calls us on the last day to get the inspection done.

A good Realtor will inform the client that they need to schedule the home inspection immediately after the purchase agreement is signed to avoid these types of situations. By doing so, that gives us ample time to conduct a proper inspection, make adjustments accordingly to weather conditions and makes for a much happier client all the way around.

Even still, that is not a 100% guarantee. We cannot control Mother Nature and that is where good ol' fashioned common sense should come into play.

Debbie & Joan - I'm sure our snow is small potatoes compared to what you get in a season!

MC2 - What is Common Sense??? HaHA

I was actually able to see quite a bit of the roof due to the high winds! I don't have to go back - Yea!!

Common sense isn't quite so common.  Glad you don't have to go back.  Gotta love those last minute procrastinators!
