When you are looking for commercial real estate such as apartments, office buildings, and industrial properties another great way to find them is to use the service of what is called a “List Broker”. List brokers are companies that compile lists of property types in different cities, and states all over the US. Each list broker has different requirements, so make sure you have your target market defined before you call them. I would try staying with on commercial property type like multi-family in your home town first to see if the information from the list broker is accurate. List brokers get their information from several different sources, like city and county assessment departments and public record information. So it is wise to get a small amount of data from the list broker to check out the information before you go and pay a lot and then find out the information is not so good. You will pay for property types that you don’t want if you are not specific enough. You can Google “Real Estate List Brokers” and some results will appear.
You usually pay per name and the more detailed you get on the requirements the more it will cost. Like if you want the owners’ home address and phone number that could cost you more. What I have done is just get the property address and the owners’ name and with those 2 pieces of information I can go to that city’s website and lookup the rest of the information. It really all depends on how much money you want to spend and if you can do a little leg work yourself. In this article I’m talking about just getting the mailing address not any emails which will cost you more by the way. Also, with the mailing address you can send your letter to the owner several times, because as you know it takes at least 5-7 times for them seeing your information to take action. Usually with obtaining just the email addresses the list broker will not release the email addresses to you and you can only send one email per campaign. (It better be a good email).
Sometimes you may have to take results for a whole state because your target market is too narrow. Make sure you talk to the rep at the company and make sure he/she understands exactly what you are looking for. Now you can get email list or the mailing list for your target market, again my advice is to get the commercial property owners that way you can mail more than once to the list, where on an email list you can only email once and the company doesn’t let you have the email addresses – they sent the email for you.
