Eppraisal.com Launches at NAR Convention

Watch out Zillow...there's a new player in town.  Eppraisal.com has launched a new web site that will provide property evaluations in a format similar to Zillow.  The main difference will be that Eppraisal provides a range of pricing rather than a specific price. They also recommend (and can refer you to) an agent who can meet with you to provide a more accurate pricing summary.

Zillow has been recieving quite a bit of scrutiny and criticism from the industry in recent weeks including the National Community Reinvestment Coalition, a Washington, D.C., nonprofit organization.  They have filed a complaint with the Federal Trade Commission alleging that Zillow does not adequately disclose the degree to which its free automated home valuations can over- or underestimate a property's value. The site is "likely to cause substantial injury to consumers who rely on the inaccurate representations made by the company," the complaint alleged.

Another unrelated company with a similar name, Missouri-based Eppraisals, has developed a wireless technology for conducting residential appraisals and owns the Web site http://www.eppraisals.biz/.

Wow-

Just proves the point again that there is no substitute for a real appraisal!!

The 'range' I was given was as close as saying that Texas is somewhere between California and NY. Ah, thanks.

No data for my area, I tried a couple different addresses with "unable to determine value" comments, I guess I'll try Zillow ...

that was a pretty pathetic range-if you can call a $100m spread a range...i hope these websites stay the way they are-it definitely proves that nothing is anywhere close to the local real estate expert!

I like the format of the site...AND the fact that they are using Microsoft Virtual Earth rather than the Google Earth program.

I think we are gonna see Microsoft fighting for more serach market share in the very near futre.

"live.com" seems to be doing well...and Vista is launching soon. The sleeping giant of Microsoft has been asleep far too long and it will be good to see what they come up with.

Give these appraisal sites like Zillow and eppraisal time to work out the bugs and they will be a strong source for consumers to go to.

I don't see how these sites can give out appraisals when there are so many variables. I'd like to hear what some of the real appraisers on this site think about these sites. -Charles

A large number of my buyers and sellers have already visited zillow before meeting with me and preconceived ideas what the property is worth before we meet.  Zillow may not take into consideration the junk yard next door.  There is a difference in what a internet appraisal is and a realistic selling price.  Even with actual appraisers there is differences in what their "opinions" are.  Thank you for the update on a new site in town.
