By now everybody knows that the asking price and the sell price are thousands of dollars different in most cases. They tell you on TV. You hear these stories from co-workers about the bargain foreclosure that was perfect and half the original asking price only a year ago!
You know a house that sold for less than any other house in the neighborhood...so a friend of a friend said.
The truth...there are some great deals. The interest rates are at record lows. Are there deals available? Yes! One on every corner with your name on it? NO!
Today a buyer calls. She said, "I love this house and I can't understand why it hasn't sold". She went on to say she hasn't seen a for sale sign or anything in the yard for months. Looks like workers are updating the home, she said. Nobody lives there...it's a stunning home, she added.
I think the home is stunning too, it sold six months ago! But it's on a local website showing for sale, I took a drive-by, the buyers says with some exasperation. I just looked at it a few minutes ago before calling you, she exclaims. I know ma'am while we were talking I pulled up the data from the MLS and then checked the tax records...it's sold.
I Googled the address and sure enough it showed up. It also said, if you followed the link for more details, no longer on the market. So I politely said, "may I show you another property that meets your needs that is available"? After I shared the sold information she was mad that the listing agent was using this home as a come-on, in her words" to his real estate website.
The fact is you can find homes if you know what fills your needs but not every website is going to have reliable listings. This a fact of life. So once you find a website and real estate company that gives you the information you need to make a good decision stick with them.
