There are two factors that predict how quickly a home will sell and for what price: PRICE and CONDITION.

In our market, homes in the $1MM and under range are often selling within the first month if they are staged and priced to sell. There is a lot of competition out there, so if your seller is serious about selling quickly, she must make sure that her home stands out from the competition (in a good way).

A well-staged home will feel spacious and inviting. It will appeal to your target buyer (whether it is a family, a young couple or retirees). It will be neutral enough to allow any buyer to envision him or herself living in the home, but will never feel bland and forgettable.

Gone are the days when sellers on the west side of Los Angeles could just put up a sign in the yard and have their property sold within days. In this buyer’s market, it takes a lot more to get a home sold. You as the Realtor know what the best price is for your listing. Annie--Thanks for this posting and the Wall Street article.  I love the line, "The closer you can get your home to looking like a photo from a Pottery Barn catalog, the better off you will be".  Between the Wall Street article and the Case Shiller statistics that came out this morning, sellers really need to look hard at what they are doing when they put their homes on the market.  2011 should be a very interesting year in the real estate market.

Preparing your property for sale

HI Annie, Good advice for whichever area you live in. Right now we have about 4 feet of snow outside so if a buyer is looking right now they are probably motivated to actually buy. I spoke with a client two days before Christmas that was not really interested in doing anything to stage their home which was 25  years old and looked tired and frumpy. Their comment was, if the buyer doesn't give me what I want then I  will wait. Of course we all know that the seller will be frustrated with waiting with no offers (not even low ball ones) and blame their sales person for not bringing them an offer. I will reblog your post to them. It can only do good.

P.S. I just started watching Million Dollar Listing and didn't realize that you stage for the show. Were you in the episode where you said "I think I will walk on the beach for a while and think about it". Great line, I live by a beach and have never thought to go there to relax my mind and let the ideas roll in.

Hi Michelle, I'm glad the post can be helpful with your reluctant seller. I hope that they will realize the value of staging in getting more money and a quicker sale. It should always be looked at as an investment, rather than a cost.

Regarding MDL, NOOOOOOO that was not me. I saw that episode and let me just say that is not how I work. I staged a home for the very first season of MDL. Here's a quick before and after in case you ever see a rerun of this episode. :)
