Investing 101 for Real Estate Investors

This market (north DFW suburbs) is a good market for the long haul investor (landlords) that will pick up the property at the current discount that some properties hold with some cash down creating the much needed cushion, and then be able to wait out the market and get the bounce, or correction.  While the buyers with less than stellar credit find it harder to lock arms with a good lender, the rental market will be a good one in the near term.

The type of investor that will profit is one that currently is looking for a place to put some cash and wait.  Much like the dividend investor.   The only argument would be that there might be "other types" of investment that could bring a higher return for the cash.  While this is true, the successful investor should use real estate as a piece of their investment portfolio, and not their entire portfolio. 

The investors that are looking for that great deal giving immediate return (or short term) will see their investment business in the red in a very short order.  The exceptions to this will only be the very experienced renovators. Renovation always has its market and knowing that market takes years to learn. 

The amount of gain coupled with timeframe is what determines the methodology for investment and the route to take.

There is only one wrong way, and multiple right ways to invest in Real Estate.  The one wrong way is the one that looses money, the rest are degrees of right.
