Hate Your Client Like You Hate Yourself

A Shocking E-mail Message

Shortly after closing a transaction in which I represented the buyer, I received a short e-mail message from the listing agent. The agent, referring to their own client, wrote "...I'm just glad they're leaving town. I wouldn't want them hanging around telling everyone what they think of my services." This wasn't the first revelation that this broker hated their client, but it was amazing that it was put in writing! Over the phone the broker had referred to their client using derogatory names and descriptions throughout most of the transaction.

We All Encounter Difficult Clients

I don't know if this broker's clients were difficult or not. But let's assume they were. So what? Difficult clients make up an important part of the market, and we're professionals who signed up to serve them. And if that's not enough, there is absolutely nothing to be gained by hating the client, let alone broadcasting it.

I Love Difficult Clients

My client in this transaction wasn't difficult at all, but ironically, I met my client directly as a result of work I had done for a very difficult client of my own, the kind many brokers would have walked away from. I love difficult clients, because many of them turn into raving fans of good service when they get it, and it leads to a lot of good referrals and business.

One other thing this broker did in equal measure to exhibiting hatred for their client was complaining that it is impossible to make a living in the terrible real estate market. I work in the same market, and don't find it terrible at all. But I don't hate any of my clients, ever, and new business keeps coming to me from serving them well, especially the more difficult of them. I couldn't afford to hate any of them even if I wanted to!

I have had some tough ones...  They make me examine myself.  Luckily, though, the vast majority of my clients are people that I would gladly hang out with in my free time.

This business is about dealing with people. Since God made us all different, every transaction is going to be different too. Isn't that one of the great things about what we do?

I challenge all of us to improve at managing the variables that come up from factors that are out of our control.

In this market ANY client looking to buy or sell is a GOOD client. Also any client I have I am going to go out of my way for to build that future business. It sounds like you have a similar thought pattern! Best of luck for 2011!

David:  I personally don't work with difficult clients -- I'm more than willing to decline a listing where I sense the seller will be overly difficult to deal with (and have even cancelled  a few that slipped by my "radar").  It can be handled very professionally, and in the long run it's better for all concerned.

I truly believe that life is meant to be lived "happily" and mere money isn't reason enough to be put through the ringer by a virtual stranger.  Listing short sales are difficult enough without having to chase-down and/or take abuse from the very people I am trying to help. --JM

Like my father taught me - I you cannot say something nice - don't say anything.  If I've ever had a difficult client - I wouldn't tell anyone.  They are all wonderful people whom I seek their recommendations from.  Keep a positive attitude like anonymous said and the rest will take care of itself.  Great post - I enjoy seeing the different viewpoints.

We've all had clients like these ... difficult and maybe ... not so easy to like at times.  Buying and selling can be a stressful time in this challenging market.  For clients and professionals both.  This agent?  Sounds like they need to re-examine why they are in the business - or - at minimum, if they choose to stay in it, learn to conduct and handle themselves better. Bad-mouthing a client to another referral professional is never a good move ...

This agent is the kind that give all Realtors a bad name because they ooze negativity out of every pore ... furthermore, if the listing agent hates the market (and the business), he or she needs to get out of it and leave it for those of us who enjoy what we do!

You have to set your personal feelings aside in the business transaction. But...I have had a few clients (3-4 out of hundreds) over the past 11 years that I've told to pound sand and parted ways. I don't live my life to force myself to get along with everyone and make our lives hell. Sometimes it is better for all involved to just move on and let it go. Find a new client and let them find another broker.

I've now become pretty good at spotting personalities that I do not work well with and will typically refer them out to another broker.

We've all had a few "challenging" clients in our time but I have found that they make me bring up my game.  Instead of tagging them as crazy nightmare clients I have worked to sincerely overcome the complaint - I can almost always find an improvement in my process.  There have only ever been 2 clients that - at the end of smooth transactions mind you - who saved all of their venom until the end in an attempt to get some money back!  They are off the Christmas card list & I'm better without them.

David - I had a difficult client (probably one of my hardest ever) that resulted in over $7 million in sale after the transaction was completed.  Clearly, I'm happy that I was patient with them.  They even asked me following the closing, "Is this the hardest deal you ever closed?"  I told them that it wasn't the hardest deal I ever worked on, but it was the hardest one I ever got paid for.  Huge check, though.  :)

Gotta' love agents like that! I've had more than a few who've pitched-a-bitch about their buyers or sellers and I usually asked if I could deal with them directly...and they let me!!! (whatever gets it to close!)

I was lucky to catch a chalkboard eraser to the head back in '77...Don Bosco Prep...Freshman year...Fr Joe...after a wise crack remark in the middle of class, with the resulting exploding cloud of white dust all around me...

"Think what you want, kid...but don't say it."

Ah, lessons learned early & well... (again...whatever gets it to close!)
