6 Businesses That Make Great Sale Lease-Back Transactions

I received a few questions after I mentioned Sale Lease-Back transactions in my post yesterday, ‘7 Reasons to Call Your Commercial Real Estate Agent'.  Apparently this is a new concept for many business owners here in Reading, PA.  So I wanted to give a small list of companies that are well suited for these types of transactions.

1. Car Dealerships

2. Pharmacies

3. Distribution/Wholesalers

4. Funeral Homes

5. Doctor Offices

6. Restaurants

This list is far from exhaustive, but these are some of the more common ones.  Really any business that owns and occupies a property in its entirety is a candidate for a Sale Lease-Back transaction.  Please feel free to email me or comment below if you have questions about how this type of transaction works.

Hi there! It would be great if you actually posted some of the information about how it does work on AR. Why not share the expertise so that the public and these interested parties could see that you really do know the details?  I'm personally familiar with this concept althought it's not what my personal real estate business is all about, but it's great when real expertise is put out for public consumption because it really does make you stand out against your competition who is still "hiding" behind old marketing concepts of teaser messages and "call me to get more information" methods.

You've got an even better chance to stand out just by being more open with the information. Because then people will KNOW you are the expert already. Heck, you might get more referrals even from your residential broker brethren/sisters because they'll see it too.

Thank you for the comment.  I do plan to write future posts with additional details about Sale Lease-Back transactions.  If you read through my blog you'll see that I usually like to tackle complex topics in mutiple posts.  For example, I'm working on a series about Evaluating Commercial Real Estate Investments at the moment, and through several posts I've gotten to the point where I'm discussing Cash on Cash Returns.  I will be writing several more before I feel like I've done the topic justice.  I do always encourage people to call or email me after each post, because I can't possibly anticipate every question that someone might have about a subject.  I like to write what you call 'teaser messages' because people will often email me with specific questions that help my get all of my thoughts into my blog.  It was actually a question from an earlier post that led me to write this one about what types of properties make good sales lease-back transactions.
