The decision not to renew my NAR, MAR, GCAR membership did not come easy. Although one may hold a real estate license without being a REALTOR; it really makes things difficult if one plans to be active in single family home sales.

My opinion is that if you intend to sell homes and have access to as much information as possible you need to be a REALTOR. Actually, if you are in the Mississippi Gulf Coast and wish to show MLS homes you need to be a member of the REALTOR Associations; or depend on the grace of member agents to work with you. I will not focus on single family home sales at large if I am not a REALTOR.

In some circumstances a licensee may represent new home builders without being a REALTOR. In that case the builder is represented. Should the prospect wish to look at other homes they will likely benefit more from working with a REALTOR.

The fees and dues of being a REALTOR, MLS Member, having the Supra E-key ready to unlock MLS listed property is not that bad--if--you plan to be active and consistently work the business.

For instance, in the Mississippi Gulf Coast, you have to be a REALTOR to access the agent side of the MLS, you haved to be a member of the MLS to be able to pay for the Supra key that unlocks the doors to MLS listings. Together these fees are less than $1,000 (depending on the type of supra key you choose). This is not bad if you plan to be active.

I found the Gulf Coast MLS office and REALTOR Association to provide great service at a great price.

However, according to the wonderful ladies in the Gulf Coast MLS office--I am not alone in making this decision, nor am I the lone ranger in losing the "passion" for real estate home sales (and working on straight commission).

I still have a MS Broker license (For Non Real estate professionals: You must have a real estate license to be a member of the National Realtors Association, but, you do not have to be a REALTOR to be a real estate licensee.) and will keep that active until further notice. 

We all know that a real estate home sales career isn't for everyone. I am finally able to admit it is not for me. The aspects of real estate that I loved can be found in many other careers or real estate specialties:

  • Helping people solve problems
  • taking photos
  • photo-blogging
  • developing and placing ads
  • showing homes as a leasing agent
  • research

I will of course miss the MLS research capabilities. I guess I will need to look for other resources.

May you all have an outstanding 2011.  I plan to have one. Please do not think I am sad. I am happy with my decision. I have many wonderful real estate memories.

Rod, each of us has to make the decision that is personally right. I took longer than I should have because I hate to see an investment of time and money thrown down the tube. Then I realized that I can still view my time in real estate home sales as an investment. I learned a lot about people and property that will stay with me.

Brent; Yes, I do have a sense of peace and actually feel joyful and optimistic. Any real estate needs that find me will be referred.

Gerard, that is very thoughtful. I would probably just turn it over to you entirely if I had need to access MLS. When I say I lost my passion--gee. I don't know what happened to me. But I am very willing to match need with personality and ability. My broker license is still active, who knows--I may wake up some morning, break through this spell and get ready to start over. If I do, though--I will join a REO rather than go it alone.

For now, I am very excited to be training as a Field Interviewer for the National Survey on Drug Use and Health (NSDUH). This is also a match for my experience and college focus in Psychology and Sociology. The exciting thing about this study now is that we are oversampling the Gulf Coast states for psycho-social impact from the BP Oil Spill.

I hope you have a great year! I smile every time I pass one of your signs.

I can't believe as a subscriber to your blogs that I just now found this one. I can honestly say I seem to be losing my passion also, but for different reasons. I too have considered resigning my membership from Nar, Mar, and my local board. My passion for being a REALTOR has faded, and probably for different reasons. I don't mean to offend anyone, because there are some (many) great REALTORS. My travels and experiences at home have provided me with a different perspective however. We have many unprofessional professionals among us here and I've grown to the point of having very little tolerance for ignorance. Almost weekly someone violates their fiduciary to their client with me and it just reinforces my desire to separate myself from this pack.

You are right however, about supporting any residential sales business without MLS access but I have learned that the industry IS changing. So I have delved into the realm of "Real Estate Consulting". Many agents consider themselves a "consultant" but that couldn't be farther from the truth. You see, there are many conflicts of interest in sales (compounding into ethics violations) and not so in consulting. Example: I recently convinced a listing client of mine that it was in their best interest to remove their home from the market and stay put. You see, they could not begin to rent something equivalent for the amount of their mortgage, and after their subsequent loan mod was approved, it was a no brainer. I took the high road and got paid for my consultation services. I was a hero to this elderly couple. I felt good and got paid for the work I did. Bottom line: I'm getting really tired of working for free. WE are all guilty, most of us don't like doing it, but only a few will effect change.

I could talk for hours, and then this comment would be worthy of it's own post, so I leave you with this suggestion: ACCREDITED CONSULTANT IN REAL ESTATE (ACRE) Best of all, it's free. You may thank me later. Happy Consulting.
