There is light at the end of the tunnel in the housing industry and it’s where you least expect it. Look for affordable housing to turn around strongly in ‘11. With the current and even future political climate where it is today big bucks are yet to be spent in this arena.

And exactly where you ask can we expect to see this anomaly occur? The Manufactured Housing Industry of course.  This industry has been overlooked, ridiculed, mis-represented, maligned, degraded, swept under the rug or otherwise mistreated since its inception.

Some old school thinkers continue to regard this 21st century leading edge growth industry as the “Trailer” or at best “Mobile Home” Biz. Well, guess what. The rubber has finally met the road quite literally. No longer do you see the age old “WOBBLY BOXES” of the 60’s-80’s shaking, rattling and rolling down the highways.

Quite to the contrary. What you now see are extra wide and long not to mention heavy structures being escorted by pilot cars from factory to building site on state of the art low boy haulers whereupon the structures will be crane set onto an all inclusive poured in place permanent concrete foundation making them every bit as connected to the earth as any site built structure.With over 77 million Baby Boomers rounding home and 33 million plus X, Y & Zr’s getting on base let there be no doubt. Manufactured Homes are your best bet for affordable entry level and last stop homeownership. Americans still want to own a piece of that proverbial rock in one way or another and this is going to be one of the most practical, quickest, efficient and affordable ways to do it.

There’s lots of money available for this phenomenal growth industry and most of us aren’t even aware of it. It’s all about “Loan To Value” (LTV) and COMPS!!  What if I told you that one of the few segments of the housing industry that is comping out in todays recovering RE market is “Manufactured/Modular Housing”?Stay tuned folks…….The best is yet to come. Happy New Year, John and Janis....manufactured housing is not what it use to be.....I have listed and sold many prefabricated homes and the quality of construction far exceeds the stick built home.....there is quality control in the construction and that's certainly  missing in stick built homes with "hung over framers missing a nail and skipping steps whenever possible".... manufactured homes today have whatever specifications one needs....no more 5 or 6 slopes on roofs....and small windows....now one can customize the specs....I hope the manufactured home takes off...I'd love to do a subdivision of that product again....I've done it in the past.

A 203K loan is a great way for a first time buyer to purchase an existing manufactured home needing to upgrade the foundation.  The ability to purchase acreage with an existing home is attractive to many buyers.  It's an affordable option.

Barbara, It's always nice to see your smiling face and recieve your insightfull feedback. You are certainly right about the quality that the MH Industry has spawned in the past decade or so. I had a real fighter on the fence last year. She hated the thought of MH's until I took her on a tour of the Silvercrest factory in Corona California whence she saw fist hand just how intricately these structures floated down the assembly line.

They are also great when it comes to 1976 pre-HUD "Pull Outs" For those folks who would love to obtain a refi or a RM this is the only way to go providing there's adequate LTV and they comp. With the MH's it's often a shoe in. This business has placed our company on the map Nationwide. I plan to be much more aggressive this year..

Malcom my experts tell me to look for as much as a12% uptick in the industry Nationwide this year.

Lorraine, How do you fare with PreHUD MH's with respect to 203K's?
