2010 Reports A Substantial Increase in Average Sales Prices

 

Year-end stats for residential homes in Carroll County, New Hampshire measure marginal changes in units of comparison over 2009 – while

Carroll County Residential Home

Residential property values show significant improvement over last year.  The average sale price within Carroll County is $301,887, while the State reports $258,190…that’s a 14.4% greater value for County vs. State.   As of the 1st of 2011 there are 1,094 active residential listing within Carroll County compared to 12,137 throughout the State – Carroll County accounts for 9% of the States total residential inventory. In 2010 11,645 residential units sold and Carroll County accounted for 6.7% of the States sale volume.

Interest rates remain low but have begun to creep up in the last two months.  Lenders are still offering historically low interest rates, combine that with more stringent lending criteria and the results remain…many of today’s buyers still don’t qualify.  Cash is “king”, sellers remain motivated and many listings offer exceptional value for the investment. As we move into 2011 – it continues to be a “buyers market.”

  • 583 Pending Sales…up .3%
  • 754 Contingent Sales…up 25.4%

  • 786 Residential Homes resulted in a successful close…down 3.3%
  • Average Priced Sold Homes… up 17.7%
  • Average DOM (Days on the Market) 140…down 12.3%
  • Lowest Sales Price… $5,000.  19 Shady Lane, Ossipee |The sale realized 50% of its original asking price, and spent 280 DOM…
  • Highest Sales Price…$4,250,000., 68 Sewall Road, Wolfeboro on the shore of Lake Winnipesaukee |The sale realized 86.7% of its original asking price and spent 303 DOM…
