Here are the 2009 & 2010 Market Snapshots for homes SOLD in Southern Pines. These numbers include Single Family Residential and Horse Farms. The DOM (Days on Market) are a little higher than you might expect because of the Horse Farms. Typically, a Horse Farm will take longer to sell because the Buyer's Market for that product is considerably smaller than the Buyer's Market for Single Family Residential. (Just a little common Horse Sense!)
These numbers actually make me HAPPY! Take a look below, the Average Sold Price for 2010 was higher than 2009!!! That is a very good sign! The overall numbers for both years are very similar as were the Pinehurst Stats that I posted yesterday.

My thoughts are, that we may see a decrease in the Average Sold Price (not much) in 2011 because there just isn't enough New Construction going on to bring up the prices.
