New Homes or Foreclosure Real Estate? What is a Better deal?

Advertisements pushing lists of foreclosure real estate with the promise of making money in purchasing real estate that has been foreclosed on and the several services selling online subscriptions for lists of foreclosure real estate is on the obvious rise for obvious reasons.

It's really not that hard to gather together public information and offer a service and in reality, the low monthly fees for the subscriptions are well worth the time they save for anybody interested in Foreclosure real estate even though the accuracy of some of these services can be suspect at best. While I was certainly interested in foreclosure real estate years ago before huge increases in artificial appreciation rates, I'm certainly not interested in it during a buyers market. When I've been contacted from clients to look into a Bank Owned home for sale, I've often found a better deal from a home seller without all of the "AS IS" requirements... and in better shape.

The big question though is if buying bank owned real estate is even worth the time right now. Are they really good deals when all of the risks and unknown headaches are factored in?

I've actually been focusing more on New Chicago homes and the beautiful Luxury Chicago condominium developments and keeping an eye on what new home builders are doing. New home builders need to sell the inventory they have coming online and can't afford to sit on inventory and will offer incentives, price slashes, whatever it takes to sell the inventory. Many of the large homebuilders have been through not so favorable markets before and will make it through another one. Being able to keep track of new Chicago homes and resale homes is a very important aspect for any real estate agent to provide a superior service for their clients. I've been able to compare brand new home sales and find a brand new resale home or two priced lower and vice versa.

The news and debate has started on what will probably be the first of many "New Home Fire Sales" across the country with the Fire Sale starting this weekend with Hovnanian Homes with six figure and up to 20% discounts on it's inventory. I personally think it will not be the only and last time that it will be done and I'm fairly certain that many more national homebuilders will be following suit since I'm already seeing it.

I spend a lot of time talking to new home builders and the sales staff and always make sure they keep me informed of current and future incentives. While some of all the great deals are not openly advertised, they are already out there.

Foreclosures or New Chicago Homes? I'll focus and stay on top of all the new Chicago homes and new Luxury Chicago condos and keep my clients informed of the next big "fire" sale.

Paul I had some clients looking at lender owned propertis and I showed them some owner occcupied homes. They bought and owner occupied because of condition and price.

Paul, I agree with you...the lender AND the builders are trying to get as much as the market will bear...that is an interesting perspective that I knew...but you really tied the comparison together for me.  That will really ground it for me when I talk about re-sale pricing with seller.  Good Post!

Same happened in Las Vegas the last couple of weeks.  Plenty of standing inventory because of fall outs from the last sub prime disaster in July coupled with tracts that just need to get it done with!  Some prices are AMAZING!  

Two weeks ago I had a client who wanted to look at resale, no short sales or foreclosures and we looked at 4 resales and decided to go into new construction.  I pulled up stuff that fit her criteria in Salestraq and started making phone calls.  Standing Inventory on models x, y & z and what are the incentives?  We looked at three subdivisions and then the last one slashed prices again for us.  We negotiated a couple of extras and WOW!  I was amazed at what we got.

I am only telling you this because you understand the Vegas market:  $239,900 on an almost 1600 square foot brand new three story home, two car garage, three bedrooms, extra large lot, all the amenities my client wanted (stainless, granite, tile, upgraded carpet, etc.)  Amazing huh? Standing = ready to close NOW!!

I had to get on the horn and call my first time sphere buyers to let them know and I have two more appointments at this same housing tract today.  WOO HOO!

James - It's always condition and price. I think with what I can find I can beat out foreclosures most of the time when all of the factors are considered.

Yvette - Thanks! Many builders do weekly reports of what other new home builders are doing and the resale market and react accordingly. A lot of home builders are waiting to see how Hovnanian does this weekend with the big price drops. (Of course, as Renee highlighted, new home builders are already slashing prices if you ask.)

Renee - Yep! I know exactly what you are talking about. It's hard to compete with new home builders that have no emotional attachment and will do what it takes to pay down those construction loans. New home builders understand the concept of supply and demand and react accordingly.  Hmmm... a brand new home such as you are talking about or a dated foreclosure? The Brand new home will win everytime.

Understanding and having access to both the resale and accurate information on the New Home market is instrumental in providing your buying clients knowledge of the best deals available --- and being able to properly educate your selling clients with appropriate listing prices. 

Good Job Renee! (I'm seeing some of the best prices for Las Vegas real estate since 2004. A Golf course home with a pool overlooking the 17th and 18th fairway in Rhodes Ranch for $699,000?  That's far cheaper then some of the foreclosures that are not even on the course!)

As an agent in Arizona, it's my experience that the better investment is a new home. There are too many unknowns in the foreclosed properties... such unknowns can quickly negate the "deal" the buyer received.

Hello Chuck - Thanks for taking the time to post a comment! The Arizona market is very similar to the Las Vegas market and it really depends if it is a "Buyers Market" or "Sellers Market". Renee can testify that when it was a sellers market in Las Vegas, new homes were not such a great investment --- due to the artificial appreciation rates caused by speculators. On the flip side, New home builders also know how to push the price up in a Sellers market with the psychological selling techniques of lottery lines, phase price increases, grand openings, etc...

Paul, we rarely have either up here, though we've seen a few more foreclosures than normal, which is notably scant in our second home market. We've got growth limiting environmental regulations too, so new homes are also very few.

Also want to thank you for taking the time to comment on something we just did about an impossible client. Yes, they are from California, but most are here on the state line.  Much appreciated.

The Lake Tahoe market is another world in itself concerning the Federal environmental limits for new construction (created in the late 1960's to curb the growth and to protect the environment I believe?) and it's what makes the real estate there so unique.  - the limits on new construction and the natural beauty of the area combined severely limits the ability to glut the market with too much supply.

The last time I was there and stopped into a real estate office with a client I found the whole Lake Tahoe real estate market completely fascinating.
