Probably one of the fastest ways to piss off a buyer, a home inspector and a Realtor.

  1. Have everyone take the day off of work.
  2. Get everyone to drive about 45 miles
  3. Tell everyone the utilities are on
  4. And the listing agent not show up for the inspection to to see this!

Ellie that's awesome you hold such a high regard for your inspectors! You probably do an amazing job of making sure the utilities are on! Both of our buyers took the day off of work to be present at the home inspection only to find out that the gas was not on. Pretty frustrating

This happened to me a few weeks ago.  The listing agent insisted that the water was turned on, but the house was vacant and the owner turned the water off and did not think to tell the agent.  Frustrating, but at least we were able to get the water turned on in the next couple of days and get the home inspection completed within the inspection period.  Thank you for sharing!

I've had it happen more than once.  I charge to return for a reinspection as it takes additonal time out of my schedule.  I suggest that the buyer see reimbursement from the seller.  More than once it was the agent who failed to make sure the utilities were on that reimbursed the buyer instead of telling their seller how they screwed up.

But what can you do when it's the seller turning them off without bothering to tell anybody?
