Gahanna Ohio Market Update for Single Family Homes in 2010
Despite another tough year in real estate, Gahanna Ohio saw fairly stable inventory and slightly rising sales prices.
The good news is that the number of homes for sale this year only increased slightly with homes for sale the year before. The best news of the year is that the average sales price for homes actually rose slightly this year. This would seem to indicate that the home prices are stabilized and we may be at the end of the tunnel for home prices.
If you are thinking of selling your home next year and would be interested in specific information on your Gahanna subdivision, feel free to contact us at 614-804-5600 or by email. We would be happy to provide you with a customized report.
Gahanna Ohio YTD Market Report for Single Family Homes
Number of Homes Listed in 2010: 897
Homes Closed in 2010: 491
Average List Price: $302,400
Average Sold Price: $223,200
Average Time on Market: 99
Current Number of Homes for Sale: 292

The end of the tax credit led to a decrease in active buyers and an increase to the average Days on Market at the tail end of the year. Homes that sold were on average getting 93% to 97% of their asking price.

Sale prices showed fluctuation all year but then were realatively stable at the end of the year. Hopefully showing a positive trend again at the beginning or 2011.
