CHARLOTTE, NC: I received this question today about a home for sale in Charlotte and thought the answer may interest more people. So here it is:
QUESTION:
I saw this beautiful home and wondered what it means that "the Builder to lease back minimum 1 year?"
Thanks.
ANSWER
The home you asked about is a builder's model. Often when the builders will sell their decorated models and rent them back from the new owner. When they are finished with the neighborhood they will move on to their next one and the owner gets the house. They rent back at market rates and they take exeptional care of the homes since they are still using them as models. They keep them painted and repaired. In addition when the builders create a model they often put in every upgrade available in the neighborhood so they can show the options to the buyers who come through. They sometimes put in decorator finishes like book cases and designer window treatments that come with the house when they leave; so, it is an awesome buy for someone who does not need a house for a while and is willing to wait a year or two. They get a great deal on the house, at today's rates, all the upgrades are thrown in and the builder is the perfect tenant. Win-Win!
