Sellers and Virtual Tours

By
Real Estate Agent with Donaldson Real Estate

Virtual tours are of great benefit to Sellers! They can help sell your home! I think everyone would agree that the Internet is not only the way of the future, but is becoming the norm. Reports show that nearly 80% of home buyers begin their search on the web. Virtual tours can offer a new dimension to traditional advertising. A home offering a virtual tour allows a prospective buyer to have a sneek peek into the properties they may be interested in. If the virtual tour gets the buyers attention, they can call their agents to arrange a showing of the home. However, if the potential buyer doesn't like what they see, it saves the Seller valuable time. The Seller prepares the home for a showing, vacating. and returning only to have their hopes dashed because the buyer dismissed the home upon entry. Virtual tours when done properly, accents all of the positive features of the home. Still pictures are great, but a virtual tour can actually promote. For instance, a picture can show a staircase, but an audio virtual tour will show the staircase and pitch " This beautiful staircase was built by Johnson Stairs from imported mahogany". The difference to a potential buyer can be huge. One more thing to touch on before I leave today... Sellers love to get a hard copy of the Virtual Tour to have as a keepsake. Many people have sentimental attachments to their homes. The Virtual Tour on a CD allows them to reflect and remember...

til next time..

Our Virtual Tours are created in .wmv format. (Windows Media Video) There is a Media Player for Mac at this link: http://www.microsoft.com/mac/downloads.aspx?pid=download&location=/mac/download/misc/winmp_osx.xml&secid=80&ssid=8&flgnosysreq=True

Our site gets about 30,000 hits per month with about 4% being Mac users. I've had other mac users tell me this took care of their problem, others have said when they checked into it, they found their older processors were not fast enough to run the tours.

Hope this helps..
